About bathroom resealing in EH95
Homes in EH95 have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We are often asked to deal with splits where the tray meets the wall and lumpy, uneven sealant from a DIY attempt, across sinks & splashbacks, shower trays & enclosures and wet rooms.
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the size of the job.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
How we quote
The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first.

Near you in Muirhouse

For rail, the closest station is Haymarket station, roughly 2.3 miles south-east. Bathroom resealing across EH95: local notes
EH95 has homes of every age, old and new, and in places like Muirhouse, West Pilton and Edinburgh Waterfront there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including EH95. In the coastal parts of EH95, the sea-facing side of a building takes the most weather, and that is where sealant normally gives up first. Good preparation and the right sealant help it cope.
Muirhouse: Schools such as Craigroyston Community High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. For landlords with property near Haymarket station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
How the job changes by surface
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop.
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.
Landlords, agents and businesses in EH95
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.
Quotes for bathroom resealing in EH95
Call for a quick quote. The main things that affect it are:
- The product the joint needs
- Whether there’s mould to deal with
- The number and length of the joints
- Access and height
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
Asking for a quote
You don’t need to know the technical terms. It helps if you can tell us:
- The address or postcode of the job
- If someone has resealed it before
- Any access issues, like height or stairs
- What’s wrong with the joints now
For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before work begins.
Keeping the joints in good condition
Good habits help new joints last longer. A few tips:
- Stick to a soft cloth and a mild cleaner
- Move toiletries away from the joint
- Wait for the cure time we give you
- Dry worktop joints after washing up
Wipe up standing water along the worktop joint and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
When it isn’t the sealant
In fairness, some problems need a different trade:
- Damage behind the tiles that needs a tiler
- Water getting in through the grout rather than the sealant
- Cracks in the tray itself rather than the joint
FAQs for EH95
I’m a tenant. Can you help?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Can I add another job to the visit?
Yes. More than one area can be quoted together.
Do you come to EH95?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, EH95 included.
Will there be a smell?
Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.
Can landlords and businesses book you?
Yes, we do. We work in homes, commercial premises and hotels, and we’re fully insured.
Can you get rid of the black mould in my sealant?
Yes. Once mould has grown into the silicone, it usually cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
