Conservatory frames

Frame joints face sun and rain all year. Renewed sealant keeps water out.

Glass-to-frame joints

Where glass sits in a frame, silicone keeps water out. When it splits, water can get into the frame.

Glazing silicone in Beechmount, done properly

Glass replacement isn’t something we do and a misted double-glazed unit needs a glazier. What we do is the silicone around the glass, which is where many leaks start. We’re often asked to deal with a quick top-up bead that didn’t last and leaks from the base of a shower screen, across glass balustrade bases, glass-to-glass joints and glass-to-frame joints.

Scotland’s cities are full of stone-built tenements and terraces, in sandstone or granite. Natural stone around older windows needs a sealant that will not mark or attack it, which normally means a neutral-cure product or a traditional sand mastic rather than an acetoxy silicone.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

How we quote for glazing silicone

Every job gets its own quote. These are the things that affect it:

  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • Mould in or behind the old joints

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

What to tell us for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • Whether it has been sealed before
  • What’s wrong with the joints now
  • A few photos by email, if you can
  • The rough size of the job

Asking for a quote is easy: tell us what needs doing and where. A few pictures by email make the job easier to understand, and we will take it from there.

Windows and doors in Beechmount

Beechmount is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Edinburgh’s Old and New Towns are a UNESCO World Heritage Site, with sash windows throughout the Georgian New Town. If a home is listed or in a conservation area, it’s worth checking with the council before changing the look of windows or walls.

For site and facilities teams at buildings such as Scotus Academy, the mastic around its windows and doors needs looking after like any other building’s. Rented homes near Slateford station change hands often, and glazing joints are worth checking at the end of a tenancy, before a small leak grows. In the older streets around Murrayfield Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What we do, step by step

Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. Most jobs take anything from an hour or two to most of a day, depending on the size of the job. Inside a flat in Beechmount, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. First we agree the joints to be done.
  2. We cut away the failed silicone.
  3. We clean and prepare the joint.
  4. New glazing silicone goes in and is finished neatly.
  5. We inspect the work and test it where we can.

Before we arrive

  • Tell us about any water getting in
  • Let us know about earlier repairs to the joints
  • Mention any sign-in or site rules at work premises

Leave it or put it right?

Replacing windows or a shower screen is not needed for a failed joint. If the glass and frame are sound, new silicone is often all it takes, and we will tell you if that’s not the case. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Beechmount, damp can travel a long way before it shows.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Beechmount: your questions answered

Do you work for landlords with property near Slateford station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Is glazing silicone in a coastal place like Beechmount any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.

How long does the job take?

It depends on the size of the job, but most jobs take anything from an hour or two to most of a day, depending on the size of the job. We will give you a better idea when we quote.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you have insurance?

Yes, we are fully insured.

What we can’t put right

A few problems are outside what sealant work can do:

  • Leaks from the roof covering or flashing (a roofer’s job)
  • A sagging or failing conservatory roof
  • Glass that needs replacing

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

What we seal

  • Glass-to-frame joints
  • Glass-to-glass joints
  • Shower screens
  • Conservatory frames
  • Rooflights
  • Glass balustrade bases

Aftercare tips

A little care helps the new joints last. Our advice:

  • Ventilate the conservatory to cut condensation
  • Look over the glazing joints once a year
  • Check the gutters above the glazing for debris
  • Avoid strong solvents on or near the sealant

Squeegee a shower screen after each shower and let the room air. It helps stop mould getting into the silicone.

Damp patches, drips and condensation along a joint are worth checking. It may be sealant, or something else and we will find out which.
