External mastic for homes and businesses in Beechmount

Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We take the old material out and do it properly. Common call-outs are for sealant that has lost its bond to the brick or render and hard, crazed mastic that has stopped moving, on render & cladding joints, concrete & block and copings & trims.

Alongside their tenements, Scotland’s cities have modern blocks with render, cladding and movement joints. Around Beechmount, as anywhere, those joints dry out and crack over time, letting water behind the face of the building.

You’re covered for a year from the day we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Your questions about external mastic in Beechmount

Do you work for landlords with property near Slateford station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Is external mastic in a coastal place like Beechmount any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Do you use backing rod?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. That way it bonds to the two sides only and can stretch.

How much does external mastic cost in Beechmount?

Every job is different, so each one gets its own quote. To get one, email us at info@mrmastic.co.uk and tell us what needs doing and where.

Do you work in Beechmount?

We do. Our applicators work in Beechmount.

Should I point up the gap in my brickwork?

No, not if it’s a movement joint. Pointing it stops it working, and the wall may crack nearby. A flexible sealant is the right fill.

How long does the job take?

That depends on the amount of work, but most jobs take a few hours to a few days, depending on the length of joint and the access. We will tell you when we quote.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator.

What we cannot put right

New sealant can’t fix everything, and we’ll tell you before work begins. It will not solve:

  • Walls that need new movement joints cut into them
  • Cracking across the wall rather than at a joint
  • Structural movement, which needs a surveyor or engineer

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Render & cladding joints
  • Joints between brick and frames
  • Façade panels
  • Concrete & block
  • Brickwork movement joints
  • Copings & trims

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.

Landlords and letting agents in Beechmount can book us as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

Do you need external mastic in Beechmount?

Sometimes a movement joint was filled with mortar or a rigid filler. The joint can’t move, so the wall cracks somewhere else instead.

The most common problems we see are:

  • Sealant that has lost its bond to the brick or render
  • Rigid filler in a joint that should flex
  • Brick movement joints where the sealant has split
  • Cracked joints where brick meets render or frames

If you let a flat or house near Slateford station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What your quote should include

  • Whether all the old sealant comes out first
  • How the colour is chosen
  • What guarantee comes with the work
  • What happens if the job turns out different

What we do, step by step

Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. It generally takes a few hours to a few days, depending on the length of joint and the access. Parking in city streets around Beechmount can be tight or controlled, so it helps to know about permits or nearby bays. If you are in a flat, let us know how we get in at the street door.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about earlier repairs to the joints

Advice

How we quote for external mastic

We do not publish a price list, because jobs vary so much. What we look at:

  • How much old sealant there is and how hard it is to remove
  • Which sealant suits the joint
  • Any mould that needs treating
  • Working hours on commercial sites

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • Access, such as stairs, a lift or height
  • The type of property
  • Photos by email, if that is easy
  • What the problem is, such as mould, gaps, leaks or cracking

To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before any work starts.

Walls and rooflines in Beechmount

Beechmount is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

For site and facilities teams at buildings such as Scotus Academy, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Homes close to Murrayfield Parish Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.

What happens if it’s left?

Water gets in through a failed movement joint and can run behind render or cladding. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.
