Floor joint sealing for Ravelston homes and businesses

Floor joint sealing in Ravelston

A threshold joint has to cope with feet, movement and sometimes water. We use a flexible product that suits both floors. We’re often asked to deal with chipped and open joints in warehouse floors and skirting caulk that keeps splitting, on skirting boards, concrete floor joints and commercial floors.

New flats and houses are still being built in and around Scotland’s cities, and new-home owners often find sealant snags in the first year or two, in Ravelston as anywhere.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Ravelston: your questions answered

Is there a guarantee on floor joint sealing in Ravelston?

All our work, in Ravelston and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Can you help a landlord with a rental near Haymarket station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. Our applicators cover Ravelston, along with the rest of our area.

How long before the joint can take traffic?

We give you a cure time for each joint. Feet are generally fine first, then mopping, then heavy wheels.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

How much does floor joint sealing cost in Ravelston?

Size, access and the old material all affect the cost. Ask us for a quote.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

Can you add a movement joint to a tiled floor?

Usually, yes. A crack along a grout line often means the floor needs room to move. We replace that grout with a flexible joint.

What sealant work cannot fix

It helps to know what we can’t do too:

  • Water getting under the tiles from elsewhere
  • Damaged concrete that needs breaking out and repairing
  • Bouncy or failing floorboards

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

Surfaces we seal

  • Concrete floor joints
  • Commercial floors
  • Tiled floors
  • Thresholds
  • Wet room & bathroom floors
  • Skirting boards

Why act early in Ravelston

Filling a skirting gap with caulk looks fine at first, so the gap reappears. A flexible sealant stretches instead. Wind-driven rain gets into any failed joint on the outside of a city building, and in Ravelston, damp can spread through stone and plaster before anyone sees it.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Use furniture pads near skirting
  • Sweep along the edges of the floor
  • Walk round the room once a year and look at the edges
  • Avoid caulk in bathrooms and kitchens

Do not paint over silicone. If you plan to paint, we’ll use a paintable product.

Once concrete joint edges start to break, wheels make it worse. Sealing them early protects the edges.

What affects the cost of floor joint sealing

There’s no set price list. What we look at:

  • How many areas need sealing
  • The size of the job
  • Whether old sealant or filler has to be cut out
  • Working hours on commercial sites

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • The problem you’ve noticed
  • The address or postcode of the job
  • Whether it’s a home or a business
  • Access, such as stairs, a lift or height

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved.

Floor joint sealing in Ravelston: local notes

Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Across Edinburgh, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal.

Schools such as The Mary Erskine School are buildings too, and entrance and corridor floor joints take a lot of traffic. If you let a flat or house near Haymarket station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

The process

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes a morning or an afternoon for most homes. For a tenement in Ravelston, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. Old material is removed from the joint.
  3. We clean and dry the edges of the joint.
  4. We apply a flexible sealant suited to the floor and smooth it.
  5. We check the joints and explain the aftercare.

Getting ready for the visit

  • Mention any parking rules near the property
  • Keep pets and children clear of the area while we work
  • Clear the area around the work

When to call us in Ravelston

A floor laid tight to the walls has no room to move. As it expands, the edges lift or crack and joints fail.

Look out for any of the following:

  • Grout used at the floor edge instead of sealant
  • Open joints that fill with dirt
  • Grout cracking in a straight line across a floor
  • Open joints around bathroom floor edges

If you look after a church, hall or community building such as St Columba's Parish Church, joints in its floors, skirtings and thresholds need resealing as they wear.

What to look for in a quote

  • Whether you can choose the colour
  • What the cure time is
  • Whether the sealant suits the joint
  • Is VAT in the price?
