How we handle remedial sealant in Ravelston

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We’re fully insured ARBOMaster approved applicators, and every remedial job comes with a 12-month guarantee. If you have kitchen joints letting water behind the worktop and products that weren’t meant for the joint, we can put it right.

Ravelston is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Space is tight and ventilation can be poor, and steam with nowhere to go is what turns sealant black and grout grey.

There’s a 12-month guarantee on every job, large or small.

What we’re called out for in Ravelston

Using the wrong product is a common cause: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. Each fails in its own way.

The problems people usually mention when they call are:

  • Sealant that came away because the surface wasn’t prepared
  • Worktop sealant that has shrunk and split
  • Black mould underneath the bead
  • Over-sealed joints coming away

For site and facilities teams at buildings such as The Mary Erskine School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Before you book anyone

  • What preparation is included
  • When the joint can take water or movement
  • What the quote includes, VAT included or not
  • Whether all the old sealant comes out first

Questions from Ravelston

Do you work in hotels near Ravelston?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Could a leaking bath seal in my Ravelston flat reach the neighbours below?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Will there be a smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint.

My shower still leaks after a reseal. Can you sort it?

Yes. There’s normally a reason: sealant over sealant, movement or another leak, and we deal with the cause first.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you come to Ravelston?

Yes. We work in Ravelston, as part of our work across South East England, London and Scotland. To book, drop us a line at info@mrmastic.co.uk.

Remedial sealant in Ravelston: local notes

Ravelston is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, and in a tenement, a leaking seal can reach the neighbours below.

For an older house near a landmark such as St Columba's Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. For landlords with property near Haymarket station, a joint that keeps failing is best fixed properly while the property is empty.

Ravelston is about 2 miles west of Edinburgh, in Edinburgh. Every kind of property in Ravelston can book us for remedial sealant, old or new, large or small. The work is guaranteed for a year. Ravelston is one of 175 towns and villages in Edinburgh where we work for remedial sealant.

Work in EH4, EH12 and EH1 works the same way as everywhere else we cover. If you need remedial sealant at a property on Columba Road, Gardiner Road and Ellersly Road or anywhere close by, our applicators can take on the job. Ravelston is on the A902, which makes it straightforward to reach. Nearby, we also carry out remedial sealant in Blackhall (1 mile north-west), Murrayfield (1 mile south), Roseburn (1 mile south-east), Beechmount (1 mile south-west) and Drylaw (1 mile north). We also work in nearby towns such as Leith (4 miles north-east), Bonnington (3 miles north-east), Buccleuch (3 miles east), Pilrig (3 miles east), North Leith (3 miles north-east) and Dumbiedykes (3 miles east).

Why act early in Ravelston

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful stripping is where most of our time goes. Private landlords in Ravelston must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.

What you get with us

  • Over 20 years’ experience
  • Homes, businesses and hotels

  • Any old sealant cut out fully, not covered over

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Ask why a joint failed before redoing it
  • Air the bathroom so the sealant can dry
  • Do not add new sealant on top of old
  • Keep movement joints clear of mortar and paint

Don’t let anyone seal over it later. New silicone does not bond to old.

Do not keep resealing the same joint. Have someone find out why, otherwise the next attempt will fail too.

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a few hours, depending on how many layers have to come out, including the tidy-up. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Ravelston, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. Surrounding tiles, trays and frames are protected first.
  2. Every layer of failed sealant is stripped out.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Mention any parking rules near the property
  • Keep pets and children clear of the area while we work

Advice

Landlords, agents and businesses in Ravelston

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Should I try it myself first?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What we can’t put right

To be straight with you, there are a few things sealant won’t fix:

  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A tray or worktop that needs refixing first

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.
