Trusted window mastic in Ravelston

Window mastic in Ravelston, done properly

Whether it’s one leaking patio door or every frame on the house, the work is priced before anything is done. Just send an email to info@mrmastic.co.uk and tell us how many frames there are and how they’re reached. We work on uPVC windows, timber windows & doors and patio & French doors, and the jobs we see most are draughty joints inside around the window and gaps left after new windows were fitted.

Tenement flats in Scotland’s cities often have windows high above the street, so the mastic outside can go unchecked for years. Access is the first thing to plan for a job in Ravelston, and in a tenement the outside of the building may be a shared repair.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Outdoor mastic being applied where a white frame meets red brickwork, below the fascia and gutter

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What we are called out for in Ravelston

Water runs down the glass onto the sill, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.

If you can see any of these, it’s time to have the joints looked at:

  • Draughts coming in around windows and doors
  • White mastic on grey or black frames
  • Cracked sealant at the sill ends
  • Gaps left after new windows were fitted

In the older streets around St Columba's Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

  • Whether they’re fully insured
  • What the cure time is
  • What happens if they find a problem under the old sealant

Our hiring checklist

For landlords and businesses

If you manage several properties in or around Ravelston, jobs at different addresses can be quoted together. Send us the addresses and the work at each.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

What we do, step by step

We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. Expect the work to take anything from an hour or two to a full day, depending on how many frames there are, and we explain the cure time before we leave. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Ravelston, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Preparing for the visit

  • Let us know about parking restrictions
  • Let us know about earlier repairs to the joints
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Ravelston questions

Do you work for landlords with property near Haymarket station?

Yes. We work for letting agents and landlords as well as householders. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

How is work on the outside of a tenement in Ravelston normally arranged?

It normally goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 covers the common parts where the deeds do not, and we can quote for the factor or the owners directly.

What does window mastic cost?

Every job is different, so each one gets its own quote. For a quick quote, email us at info@mrmastic.co.uk with a short description of the job.

Can you seal over the old sealant?

No, it will not last. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Where are you based?

Our base is Crawley. Our area covers South East England, London and Scotland.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Can you get sealant to suit coloured frames?

Normally, yes. Mention the frame colour when you ask for a quote and we will match it as closely as we can.

Frames and glazing around Ravelston

Ravelston is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Letting a property close to Haymarket station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Managing a site like The Mary Erskine School? Then its window and door frames need their mastic kept sound, just like a home’s.

When something else is needed

Sealant is not the answer to every problem, and we will tell you before any work starts. It will not solve:

  • Broken hinges, locks or handles
  • Draughts through the window seals rather than the frame
  • Soft or decayed wood in the frame

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Composite doors
  • Timber windows & doors
  • uPVC windows
  • Patio & French doors
  • Window sills
  • Aluminium frames

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Use gentle cleaners on frames and sealant
  • Don’t paint over the silicone
  • Check the mastic once a year
  • Do not aim a pressure washer at the joints

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

What affects the cost of window mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Which sealant suits the joint
  • Mould in or behind the old joints
  • Whether the work is at height
  • The amount of work

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • If someone has resealed it before
  • Roughly how big the job is
  • Where the job is, and your postcode
  • Photos by email, if that’s easy

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. When it suits you, drop us a line at info@mrmastic.co.uk.
