About our window mastic in Beechmount

Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. If you have mastic that’s falling out in pieces and cracked internal joints between frame and plaster, we can put it right, whatever the surface.

Tenement flats in Scotland’s cities often have windows high above the street, where failing mastic is easy to miss. For a flat in Beechmount, access is the first thing to plan.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

What we can’t put right

Sealant isn’t the answer to every problem, and we’ll tell you before work begins. It won’t solve:

  • Draughts through the window seals rather than the frame
  • Damp problems in the wall away from the window
  • Rotten timber, which needs a joiner first

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • uPVC windows
  • Timber windows & doors
  • Composite doors
  • Aluminium frames
  • Window sills
  • Patio & French doors

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Make sure the drainage slots aren’t blocked
  • Air rooms to keep condensation down around windows
  • Look round the frames every year or so
  • Do not paint over the silicone

Have a look at the joints once a year, ideally after winter. Small splits are simple to catch before they leak, and if anything looks wrong, just email us at info@mrmastic.co.uk.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

Beechmount: your questions answered

Can you help a landlord with a rental near Slateford station?

Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Does the coastal weather in Beechmount affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Do you come to Beechmount?

Yes, we do. Beechmount is part of the area we cover, and the service is the same as everywhere else.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Is the new sealant paintable?

Not normally, if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

How long does it take to reseal the windows on a house?

A handful of frames is a short visit, while a whole house takes longer. You will get a timescale with the quote.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

What affects the quote in Beechmount

Jobs vary more than people expect. The main factors:

  • Working hours on commercial sites
  • The amount of work
  • The product the joint needs
  • Access and height

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Access, such as stairs, a lift or height
  • The type of property
  • Roughly how big the job is
  • If someone has resealed it before

What the job involves on each surface

Aluminium frames

Aluminium needs a sealant that bonds to coated metal, and acetoxy silicones are not used, as they can attack some metals. Neutral-cure sealant is the safe choice.

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. It comes out, deep gaps get backing rod and the joint is resealed.

How the visit works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours for a few frames, or a day or more for a whole house, depending on the size of the job. Inside a flat in Beechmount, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear the area around the work
  • Mention any parking rules near the property

What window mastic looks like in Beechmount

Beechmount is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Schools such as Scotus Academy are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. Rented homes near Slateford station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Homes close to Murrayfield Parish Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.
