Regrouting for Beechmount homes and businesses

Regrouting for homes and businesses in Beechmount

A bathroom with good tiles can still look worn if the grout has gone. Regrouting replaces the grout and keeps the tiles you have, so there’s no stripping out and no new tiles to choose. We work on wet rooms, tiled floors and bathroom wall tiles, and people most often call us about greasy, stained grout behind the hob and crumbling grout between the tiles.

Tenement flats are common in all four of Scotland’s big cities, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

Beechmount: your questions answered

Do you work for hotels and guest houses in Beechmount?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Can a failed shower seal in a tenement flat in Beechmount leak into the flat below?

It can. Tenement floors are usually timber, and water from a failed seal can find its way down to the flat below, and then the repair involves your neighbours too. Replacing tired sealant early is the simplest way to avoid that.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

How long does the job take?

That depends on the amount of work, but most jobs take a few hours, or longer for a fully tiled room. We’ll tell you when we quote.

Can you regrout just the shower?

We can. We’ll check the other tiled areas as well and let you know if more needs doing.

Do you come to Beechmount?

Yes. We’re based in Crawley and work across South East England, London and Scotland.

Do you guarantee regrouting?

Every job comes with our 12-month guarantee, and we are fully insured.

Can you quote for more than one area?

Yes. Just list everything you need.

Beechmount homes and their sealant

Beechmount is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Managing a site like Scotus Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Letting a property close to Slateford station? Then stained grout drags a rental down, and regrouting between lets puts that right. In the older streets around Murrayfield Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What happens on the day

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours for a shower enclosure, longer for a whole room. Inside a flat in Beechmount, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. First we agree what’s being done and flag any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. Dust is cleared from every joint.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

Before we arrive

  • Mention any tricky access
  • Plan for the work area to be out of bounds to pets and children
  • Mention any leaks or damp you’ve noticed

Related advice

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Tiles that are chipped or split
  • A leaking shower valve or waste
  • Tiles that have come away from the wall

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Bathroom floors
  • Tiled floors
  • Shower walls
  • Kitchen splashbacks
  • Bathroom wall tiles
  • Wet rooms

Different surfaces, different methods

Wet rooms

In a wet room, the whole floor gets wet, so good grout is important. We check for loose tiles before starting.

Kitchen splashbacks

The grout by the hob and sink takes most of the mess. We regroute and reseal the worktop joint.

Looking after it afterwards

Aftercare is simple, and it makes a real difference:

  • Check the corner silicone every few months
  • Wipe water off the walls when you’re done
  • Use gentle cleaners on grout
  • Clean with a soft brush, not anything metal

Leave the area unused for as long as we advise, so it cures fully. From then on, a quick rinse after showering helps and keep the room ventilated.

Cracked grout doesn’t stay cracked for long. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.

For landlords and businesses

Housing providers, facilities teams and property managers book us too in Beechmount and across Edinburgh. We can quote a run of properties together, and we’re fully insured.

We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

Quotes for regrouting in Beechmount

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Whether there’s mould to deal with
  • How many rooms, windows or areas are involved
  • The product the joint needs
  • Working hours on commercial sites

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.

Asking for a quote

When you call or email, these details help:

  • What’s wrong with the joints now
  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved
  • Photos by email, if that’s easy
