New build mastic near Beechmount

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

How we handle new build mastic in Beechmount

In a new home, every joint should have a clean, even bead. When the finish is smeared, patchy or already cracking, it’s worth putting right early, before water reaches anything behind it. Typical jobs include smeared, uneven beads picked up at snagging and shower seals failing in the first year or two, across skirting & floors, kitchens and bathrooms & en suites.

Scotland’s cities are still adding new flats and houses, and new-home owners often find sealant snags in the first year or two.

You are covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Beechmount questions

Do you cover Beechmount for new build mastic?

Yes, Beechmount is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

I let a flat near Slateford station. Can you help?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit.

Who should fix failed sealant in a new build?

If you’re still within the builder’s snagging or warranty period, report it to them first. If they’re slow or the fix does not last, we can help.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.

Do you work for developers?

Yes. We carry out plot mastic and second-fix sealing for builders and developers. Send the schedule and any specification and we’ll give you a quote.

What does new build mastic cost?

Every job is different, so each one gets its own quote. For a quick quote, drop us a line at info@mrmastic.co.uk with a short description of the job.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Resist patching a failed seal with a tube from the DIY shop
  • Don’t wait for the house to settle if water is getting through
  • Report sealant problems to your builder during the snagging period
  • Record problems with dated photos

Keep the bathroom ventilated, especially in the first year. Run the fan or open a window after bathing to help keep mould away.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Small faults turn into leaks if left over time.

New build mastic in Beechmount: local notes

Beechmount is close to the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

If you’ve bought a new home near Slateford station, the sealant around baths, showers and frames is worth checking in the first year or two.

Do you need new build mastic in Beechmount?

The wrong product is sometimes used in the wrong place: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Both fail early.

Keep an eye out for any of the following:

  • Kitchen sealant that has pulled off the wall
  • Cracked caulk along new skirting
  • Leaking shower tray seals in a new home
  • Frame joints opening as the plaster dries

In and around Beechmount, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Questions to ask before booking

  • Which colour the sealant will be
  • The length of the guarantee
  • Whether all the old sealant comes out first
  • Whether the sealant suits the joint

Our hiring checklist

How it works

At the end, we look at the finished work together. The work normally takes a few hours for most snagging lists, longer for a run of plots, depending on the size of the job. In a city area like Beechmount, parking may be by permit or pay-and-display, so tell us what’s nearby. If you are in a flat, let us know how we get in at the street door.

  1. First we work through your snagging list or plot schedule with you.
  2. Failed or untidy sealant is cut out completely.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Finally, each room is checked and you are given the cure time.

Getting ready for the visit

  • Let us know if you’ve seen damp or leaks
  • Keep children and pets away from the work area
  • Move anything stored near the joints

How the job changes by surface

Skirting and floors

Floors and skirting move as the house dries and the heating runs. We use a flexible product rather than caulk.

Bathrooms and en suites

En suite seals are easy to miss on a snagging list until they leak. A proper reseal keeps water in the tray.

How we quote for new build mastic

The quote reflects the job in front of us. We look at:

  • Whether old sealant or filler has to be cut out
  • The type of sealant required
  • How many areas need sealing
  • The number and length of the joints

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

What to tell us for a quote

To help us quote quickly, please include:

  • A few pictures by email, if you can
  • The rough size of the job
  • Where the property is
  • What’s wrong with the joints now

We quote each job on its own. Simply email us at info@mrmastic.co.uk and describe the job, and photos are welcome.

What sealant work can’t fix

We’d rather tell you now than do work that will not last, so these are the limits:

  • Cracking that points to a structural problem
  • Plumbing faults behind the sealant
  • Damaged fittings that need replacing

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.
