Gutter sealing in Beechmount
A leaking gutter joint marks the wall and wets the ground underneath. Often a reseal is enough, as long as the gutter is sound. If you are dealing with garage door frames letting rain in and wet patches on the wall under a gutter joint, we can put it right.
Scotland’s cities also have plenty of modern blocks with rendered or clad walls and sealed movement joints. In Beechmount, those joints dry out over time and let water in behind the render or cladding.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

For landlords and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.
What sealant work cannot fix
Before booking, it’s worth knowing the limits:
- Rotten or damaged fascia boards
- Cracked, split or warped gutter sections
- Gutters that have dropped or pulled away
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
What we seal
- uPVC fascias
- Roofline trims
- Gutter joints
- Soffit joints
- Gutter end caps
- Garage door frames
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Gutter sealing in Beechmount: local notes
Beechmount is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on gutter, fascia and roofline joints, which can dry out and crack sooner where a building faces the weather. The Old and New Towns of Edinburgh are a UNESCO World Heritage Site, with sash windows throughout the Georgian New Town. For listed homes and conservation areas, check with the council before changing how windows or walls look.
If you let a flat or house near Slateford station, leaking gutter joints on a rental are best caught before they stain the walls. In the older streets around Murrayfield Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. For site and facilities teams at buildings such as Scotus Academy, its movement joints, gutters and trims need looking after like any other building’s.

Beechmount: your questions answered
Who arranges sealant work on the shared parts of a tenement in Beechmount?
The owners of the flats generally agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Your title deeds will say who owns the windows.
Can you help a landlord with a rental near Slateford station?
Yes. We work for letting agents and landlords as well as homeowners. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
Is gutter cleaning part of the job?
We clear debris around the joints we are sealing. Full gutter cleaning is a separate job.
Are you insured?
Yes. Mr Mastic is fully insured.
Do you take out the old sealant first?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Can I choose the sealant colour?
In most cases you can choose. We will explain which colours are available.
Is the work guaranteed?
You get our one-year guarantee on every job.
Where are you based?
We are a Crawley-based firm. We work across South East England, London and Scotland.
Quotes for gutter sealing in Beechmount
Some jobs are bigger than they look, and some smaller. What affects the quote:
- The amount of work
- The product the joint needs
- How many rooms, windows or areas are involved
- Any mould that needs treating
What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.
What we need to know
When you call or email, these details help:
- Any previous sealing or DIY work
- How many joints, rooms or windows are involved
- Where the job is, and your postcode
- The type of property

Looking after it afterwards
So the new joints stay in good condition:
- Keep an eye out for wet patches below a joint
- Clear leaves and moss from the gutters
- Don’t lean ladders against the gutter itself
- Don’t leave a sagging gutter
While checking gutters, glance at the fascia joints too. Splits are easier to seal early.
A leaking stop end is best sealed before the wet months. A winter of drips can lead to damp patches.
How it works
The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. The job normally takes a few hours, depending on the number of joints and the access, and we explain the cure time before we leave. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Beechmount, it helps to know the floor, the door entry arrangements and the nearest parking.
- We start by tracing the leak and checking the gutter itself is sound.
- Old sealant and dirt are removed from the joint.
- The area is dried so the sealant can bond.
- An exterior or gutter sealant is applied to the joint.
- We check the run and clear any debris we find while we are there.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any leaks or damp you’ve noticed
- Let us know about parking restrictions

Why act early in Beechmount
You do not need to replace a garage door because rain gets in round the frame. Sealing the frame usually stops it, if the frame itself is sound. For landlords in Beechmount, damp and leaks can be a Repairing Standard issue, so failed sealant is best replaced before it becomes a complaint.
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
Why us?
- Every job guaranteed for a year
- White, clear, grey or coloured to suit, where the product allows
