Gutter, fascia & soffit sealing in Murrayfield, Edinburgh

Problem with your gutter and fascia joints in Murrayfield? We cut out the old, prepare the joints and apply the right sealant.

  • Water dripping where gutter sections meet
  • Water running down the wall below the gutter
  • Stop ends leaking at the end of a run

Gutter sealing near Murrayfield

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Look at the gutters while it’s raining
  • Keep downpipes clear
  • Look for streaks or damp on the wall below gutters
  • Rest ladders on the wall, not the gutter

Leave the new sealant to cure as we advise and avoid disturbing it.

Once roofline sealant splits, water can get behind it. Resealing early protects the boards and the wall below.

About our gutter sealing in Murrayfield

Water dripping from a gutter joint can stain walls and soak the ground below. Resealing the joint is often all it needs, as long as the gutter is sound. We work on soffit joints, roofline trims and gutter joints, and the jobs we see most are open joints in fascias and soffits and end caps that drip every time it rains.

Scotland’s cities also have plenty of modern blocks with rendered or clad walls and sealed movement joints. Around Murrayfield, as anywhere, those joints dry out and crack over time, letting water behind the face of the building.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • A gutter length that has split
  • Brackets that have snapped or loosened
  • Fascias that need replacing

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

Joints and surfaces we work on

  • Gutter joints
  • Garage door frames
  • Roofline trims
  • Soffit joints
  • uPVC fascias
  • Gutter end caps

The process

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes an hour or two for a few joints, longer for a full run. For a tenement in Murrayfield, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. We look at the gutters, fascias and trims and agree the joints to seal.
  2. Each joint is cleaned and any old sealant removed.
  3. The joints are dried.
  4. The sealant is applied and finished.
  5. The joints are checked once sealed.

Preparing for the visit

  • Tell us if parking is tricky
  • Clear items away from the joints we’re working on
  • Keep children and pets away from the work area

Leave it or put it right?

Replacing guttering is a much bigger job than sealing joints. If the gutter is sound and the drip is a joint, resealing is the sensible fix. If it has failed, we’ll tell you. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Signs you need gutter sealing in Murrayfield

Water spilling over a blocked gutter is often mistaken for a leak. A blocked downpipe makes water back up, which is why we look before we seal.

If you can see any of these, it’s time to have the joints looked at:

  • Drips from gutter joints and end caps
  • Quick sealant fixes on gutters that didn’t last
  • Trim joints where the sealant has failed
  • Garage door frames letting rain in

In the older streets around Murrayfield Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Before you book anyone

  • How long the guarantee is
  • What insurance they hold
  • Is the old sealant removed completely?

Murrayfield buildings and the weather

Murrayfield is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on gutter, fascia and roofline joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

Schools such as The Mary Erskine School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. For landlords with property near Haymarket station, leaking gutter joints on a rental are best caught before they stain the walls.

Can I do it myself?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Murrayfield: your questions answered

Does the coastal weather in Murrayfield affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are normally the first to need attention.

How is work on the outside of a tenement in Murrayfield normally arranged?

Shared parts of a tenement, such as the roof and outside walls, are normally repaired with the agreement of the owners, often through a property factor. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Your title deeds will say who owns the windows.

What information do you need?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply drop us a line at info@mrmastic.co.uk.

Do you install new fascias or gutters?

No, we reseal joints and trims. Replacement needs a gutter installer or roofer.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we’re using.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Can I choose the sealant colour?

We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.

Where do you work from?

Mr Mastic is based in Crawley. We cover Murrayfield and the rest of Edinburgh, along with the rest of our area.
