Murrayfield Window Mastic
Problem with your window and door frames in Murrayfield? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Sealant in the wrong colour for the frame
- Gaps where the sill meets the wall
- Gaps between the frame and the inside reveal
The process
Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes anything from an hour or two to a full day, depending on how many frames there are. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Murrayfield, it helps to know the floor, the door entry arrangements and the nearest parking.
- First we look at every frame and agree the list.
- The old mastic is cut out and the surfaces cleaned back.
- Where gaps are deep, backing rod goes in first.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- Finally we tidy up and check each joint.
How to prepare
- Let us know about parking restrictions
- Clear the area around the work
- Where the joints are inside, avoid wetting them before we arrive

Window mastic in Murrayfield
There are two joints on most windows. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. We work on patio & French doors, uPVC windows and aluminium frames, and common reasons people get in touch are gaps left after new windows were fitted and whistling draughts around closed windows.
Sash and case windows are a feature of older tenements in all four Scottish cities, and plenty still have them. Whether you are in a tenement flat or a house in Murrayfield, the joint between frame and wall is what keeps the weather out.
A one-year guarantee comes as standard, so you are not left on your own once the job is done.

Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Keep timber frames painted
- Don’t use solvent cleaners on the joint
- Keep jet washers away from the mastic
- Air rooms to keep condensation down around windows
Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.
Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.

Helping us quote
There’s no need for technical detail. Just tell us:
- Photos by email, if that is easy
- How we’d reach the joints
- What’s wrong with the joints now
- The address or postcode of the job
Getting a quote is simple: tell us what needs doing and where. A few photos by email make the job easier to understand, and we’ll take it from there.
When it isn’t the sealant
New sealant can’t fix everything, and we will tell you before we start. Sealant will not put right:
- Damp coming through the wall itself rather than the frame joint
- Rotten timber, which needs a joiner first
- A failed sealed unit that has misted up
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
When to call us in Murrayfield
Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the masonry beside it stays put. A sealant that can’t keep up eventually tears.
These are the problems we’re asked about most:
- Mastic that has split away from the wall
- Gaps between the frame and the inside reveal
- Sealant in the wrong colour for the frame
- Cracked sealant at the sill ends
For landlords with property near Haymarket station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
Questions to ask before booking
- What preparation is included
- How much experience the applicator has
- What happens if they find a problem under the old sealant
- Which colour the sealant will be
What window mastic looks like in Murrayfield
Murrayfield is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
In the older streets around Murrayfield Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Schools such as The Mary Erskine School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

Why deal with it now?
Resealing frames is a short job: the visit takes a few hours for a handful of frames, longer for a whole house. Wait for damp to appear and there may be plaster and decorating to sort out too. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Murrayfield, damp can travel a long way before it shows.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

FAQs for Murrayfield
Does living near the coast affect window mastic in Murrayfield?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Can you help a landlord with a rental near Haymarket station?
Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.
Where are you based?
Mr Mastic is based in Crawley. We cover Murrayfield and the rest of Edinburgh, along with the rest of our area.
Do I have to be there?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Is it messy?
Tidy work is part of the job. We protect what’s around the joints.
How long will my window job take?
It depends on access, the old mastic and the size of the frames. You’ll know the timing when we quote.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Will resealing my frames help with draughts?
Yes, where the draught is at the frame edge. We find where the air is coming from before we reseal.
