  • Working hours on commercial sites

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Gutter sealing in Pilrig

It’s easy to live with a dripping gutter joint, but each shower sends water to the same place. Sealing it is quick while the gutter is still sound. We work on garage door frames, gutter end caps and gutter joints, and the jobs we see most are internal damp traced to a gutter joint and open joints in fascias and soffits.

Gutters and downpipes on tall city tenements are a long way up, and a slow drip can stain and soak the stone for a long time before it’s spotted. For a building in Pilrig, access is planned first, and shared parts may need the other owners to agree.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Pilrig questions

I let a flat near Edinburgh Waverley station. Can you help?

Yes. We work for landlords and agents as well as homeowners, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Does living near the coast affect gutter sealing in Pilrig?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we are using and why.

How long before the joint can be used?

That depends on the sealant used, so follow the cure time we give you when we finish.

Where do you work from?

We work from Crawley. Our applicators cover Pilrig, along with the rest of our area.

Is the work guaranteed?

There’s a 12-month guarantee on every job, gutter and fascia work included.

Can sealant stop a sagging gutter leaking?

Not for long. The movement opens the joint again, so the fall and brackets need sorting first.

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Look at the gutters while it’s raining
  • Get leaks sealed before the wet months
  • Check that water runs out of the downpipes
  • Watch the wall under the gutters for staining

Keep downpipes clear so the gutter can drain. A blocked pipe backs water up to the joints.

Leaking gutter joints get worse over time. The same spot gets soaked every time it rains, which can lead to staining and damp.

The process

When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before work begins. The work normally takes anything from an hour or two to a few hours. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Pilrig, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. First we agree which joints need sealing.
  2. Each joint is cleaned and any old sealant removed.
  3. We make sure everything is dry.
  4. We apply exterior or gutter sealant and finish it neatly.
  5. We check our work before we leave.

Preparing for the visit

  • Clear the area around the work
  • Try not to wet indoor joints just before the visit
  • Let us know about parking restrictions

Advice

What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • Guttering that needs replacing
  • Downpipes that are blocked or broken
  • Boards that have decayed or split

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

Where we work in Pilrig

  • uPVC fascias
  • Gutter end caps
  • Garage door frames
  • Gutter joints
  • Soffit joints
  • Roofline trims

Surface by surface

Soffit joints

Open soffit joints let draughts in. We close them with a suitable sealant.

Gutter joints

Gutter joints move and sit in water. A gutter sealant made for the job holds best.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams. Several sites can be quoted together, and we’re fully insured.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

What gutter sealing looks like in Pilrig

Pilrig is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on gutter, fascia and roofline joints, especially on the side facing the sea. The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, and many buildings use a factor to arrange it. The title deeds set out which parts are common.

If you let a flat or house near Edinburgh Waverley station, a dripping gutter joint or loose fascia trim is easy to miss until damp shows inside. For an older house near a landmark such as Pilrig Dalmeny Street Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.
