Fire rated sealant in Ravelston, done properly

Where services or frames pass through a fire-resisting wall or floor, the gap around them needs a fire-rated seal. Each gap is sealed to the product maker’s tested detail for its size and substrate, and we can record what went where. If you have linear gaps at the head of walls and open holes round services passing through fire walls, we can put it right, on linear gaps, service penetrations and door frames alike.

In a Scottish city, commercial sealant work covers offices, hotels, student accommodation, care homes and factored tenement blocks. For a building in Ravelston, the job might be washroom resealing or fire-rated sealant around service openings.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Ravelston: your questions answered

Are the rules for fire-rated sealant different in Scotland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Do you work for hotels and guest houses in Ravelston?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

What does fire rated sealant cost?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.

Do you seal gaps around fire door frames?

Yes. Gaps behind architraves are a common job for us. The door and its fittings are a separate job for a door specialist.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme.

Do you come to Ravelston?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland.

Are you insured?

Yes. We are fully insured, and we can confirm the details when we quote.

Is it messy?

We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Big openings where sealant alone is not the tested solution
  • Sign-off of the building, which sits with building control or your assessor
  • Deciding what fire stopping a building needs

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

  • Pipe & cable gaps
  • Linear gaps

  • Flats & HMOs
  • Service penetrations

What we do, step by step

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. It usually takes anything from a few hours to several days, depending on how many gaps there are. For a tenement in Ravelston, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about stairs, lifts or work at height
  • Let us know if you’ve seen damp or leaks

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Do you need fire rated sealant in Ravelston?

Door frames are a common weak spot. The architrave hides the gap between frame and wall, so it’s easy to leave unsealed when doors are changed.

Look out for any of the following:

  • Joints picked up in a fire-stopping survey
  • Unsealed gaps around fire door frames
  • Fire stopping disturbed by later work
  • Standard silicone or caulk in a fire-stopping gap

For site and facilities teams at buildings such as The Mary Erskine School, gaps opened by contractors for new cabling are a common finding in schools and offices.

What to look for in a quote

  • When the joint can take water or movement
  • Whether the sealant suits the joint
  • Is VAT in the price?

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What the job involves on each surface

Plasterboard walls

Holes in plasterboard are often cut roughly for services. Where a hole is bigger than the sealant’s tested range, it needs another approach, and we will tell you.

Linear gaps

A linear joint may need to allow for movement as well as fire. We choose a product and depth that suit the gap and the movement.

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Keep photos of seals that will be hidden
  • Ask which product was used before you paint
  • Allow for resealing whenever new services are run
  • Keep general-purpose foam and caulk away from fire-stopping gaps

Avoid covering a sealed gap with anything that is not part of the tested detail. If it needs repair, use the same type of product. We can tell you which product we used.

Open gaps don’t only matter in a fire: noise, draughts and even pests can come through too. Dealing with them early helps with all of these.
