Floor joint sealing for homes and businesses in Boswall
Painted skirting can be sealed with a flexible product that can be painted over. For bathrooms and kitchens, silicone is generally the better choice because it handles water. If you have gaps between floors and kitchen plinths and perimeter joints in tiled floors filled with grout, we can put it right, whatever the surface.
New flats and houses are still being built in and around Scotland’s cities, and new-home owners often find sealant snags in the first year or two, in Boswall as anywhere.
You’re covered for a year from the day we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

For landlords and businesses
Landlords and agents in Boswall can book us as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
What happens on the day
Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for most rooms, longer for large commercial floors. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Boswall, it helps to know the floor, the door entry arrangements and the nearest parking.
- The room is cleared along the joints so we can reach them.
- Old material is removed from the joint.
- Edges are cleaned and dried.
- A flexible sealant suited to the floor is applied and smooth it.
- We check the joints and explain the aftercare.
Getting ready for the visit
- Mention any tricky access
- Tell us about any water getting in
- For indoor joints, keep the area dry beforehand if you can

How the job changes by surface
Commercial floors
In commercial buildings, we can plan floor joint work around opening hours. We can arrange out-of-hours work where it’s needed.
Thresholds
Where a tiled floor meets timber or carpet, the joint takes movement from both sides. A flexible sealant bridges them.
When something else is needed
A few problems are outside what sealant work can do:
- Failed waterproofing under a wet room floor
- Structural movement or subsidence
- Cracked or broken concrete slabs
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.
Surfaces we seal
- Concrete floor joints
- Skirting boards
- Commercial floors
- Thresholds
- Tiled floors
- Wet room & bathroom floors
Should I try it myself first?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Keeping the joints in good condition
Aftercare is simple:
- Keep caulk for dry, still joints only
- Have a cracking tiled floor checked before tiles break
- Sweep along the edges of the floor
- Don’t paint over silicone
Avoid flooding the floor when you clean. Less water at the edges helps the joints last.
Open skirting gaps let in draughts, dust and sometimes insects. Sealing it keeps the room tidier and the edges sound.
Why deal with it now?
Left open, concrete joints break down under traffic. Resealing it early protects the edges before they need a bigger repair. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Boswall, damp can travel a long way before it shows.
Combining jobs into one visit is usually more efficient than separate visits. You will get one clear quote for the whole job.

What else we do in Boswall
Floor joint sealing in Boswall: local notes
Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Floors around Edinburgh run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal.
If you let a flat or house near Edinburgh Waverley station, gaps at skirtings and thresholds are worth sealing between tenancies. Community buildings like Granton Congregational Church are part of the picture too: floor and skirting joints in halls and kitchens wear like any others. For site and facilities teams at buildings such as Broughton High School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.
