Floor joint sealing in Clermiston

Floors move, and the joint where they meet a wall, skirting, threshold or another floor has to move with them. Skirting-to-floor gaps, tiled floor joints and concrete joints are all sealed using a product that suits the floor. Common call-outs are for skirting that has pulled away from the floor and worn sealant at door thresholds, on concrete floor joints, commercial floors and tiled floors.

In older Scottish city flats, floors are often timber over joists, with skirting joints that open and close with the seasons. For a flat in Clermiston, a flexible sealant copes with that movement where filler would crack.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

The process

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for most rooms, longer for large commercial floors, and the area is left clean. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Clermiston, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. Old caulk, grout or sealant is removed from the joint.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

How to prepare

Clermiston questions

Is floor joint sealing in Clermiston guaranteed?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Is Clermiston in your area for floor joint sealing?

Yes. We work across all of Scotland, and Clermiston is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

My floor grout keeps cracking in a line. Can you help?

Often, yes. We replace the grout along a suitable line with flexible sealant in a matching colour. If tiles are loose, that needs fixing first.

How long will you be here?

It depends on the size of the job, but most jobs take a morning or an afternoon for most homes. We will tell you when we quote.

Can tenants book the work?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Floor joint sealing in Clermiston: local notes

Floors around Edinburgh run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

Letting a property close to South Gyle station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty.

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

When to call us in Clermiston

Floors and walls move a little with the seasons. Heating dries timber and opens gaps along the skirting, then close again in damper months.

These are the problems we are asked about most:

  • Failed seals where bathroom floors meet baths and panels
  • Grout cracking in a straight line across a floor
  • Failed joint filler in concrete floors
  • Rigid edge joints in tiled floors

If you look after a building such as Craigmount High School, entrance and corridor floor joints take a lot of traffic.

Our hiring checklist

What sealant work can’t fix

A few problems are outside what sealant work can do:

  • Cracked or broken concrete slabs
  • Water getting under the tiles from elsewhere
  • Movement too big for a sealant joint

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Skirting boards
  • Concrete floor joints
  • Tiled floors
  • Wet room & bathroom floors
  • Commercial floors
  • Thresholds

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Look at floor joints each spring
  • Use a well-wrung mop rather than flooding the floor
  • Have a cracking tiled floor checked before tiles break
  • Check the sealant is paintable before decorating

Keep heavy furniture from dragging across the joints. Dragging can tear the bead.

Cracks along tile grout lines come back unless the movement is dealt with. A flexible joint added early helps protect the tiles themselves.

How the job changes by surface

Concrete floor joints

We clean concrete joints out thoroughly before sealing, vacuuming them clean. Backing goes in where the depth needs controlling.

Tiled floors

Tiled floors need movement joints at edges and across large areas. Where needed, a line of grout is replaced with flexible sealant coloured to suit.

Leave it or put it right?

Putting new grout into a crack that keeps reappearing does not last. The movement is still there, so the grout fails again. A flexible movement joint is the fix. Private landlords in Clermiston must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
