Need floor joint sealing in Baberton?

Floor joint sealing for homes and businesses in Baberton

The gap under a skirting board often opens as floors and walls move with the seasons. Caulk tends to crack there, so we use a flexible sealant that moves with the floor. Typical jobs include caulk that has cracked where the floor moves and gaps opening between the floor and skirting, on wet room & bathroom floors, concrete floor joints and commercial floors.

New flats and houses are still being built in and around Scotland’s cities, and new-home owners often find sealant snags in the first year or two.

Your job is guaranteed for a year, as with all our work.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

New homes and floors in Baberton

Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Floors around Edinburgh run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

If you let a flat or house near Wester Hailes station, gaps at skirtings and thresholds are worth sealing between tenancies. For buildings such as Wester Hailes Baptist Church, joints in its floors, skirtings and thresholds need resealing as they wear.

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Sweep along the edges of the floor
  • Don’t fill floor joints with caulk where they move or get wet
  • Mark off resealed joints in warehouses
  • Walk round the room once a year and look at the edges

Keep off the joint for the time we give you. Feet are normally fine before mopping or wheeled traffic, and we’ll tell you both.

Concrete joints damaged by traffic get worse quickly. Sealing them early protects the edges and the floor safer.

Questions from Baberton

Can you help a landlord with a rental near Wester Hailes station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Is Baberton in your area for floor joint sealing?

Yes, Baberton is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.

Can you add a movement joint to a tiled floor?

Often, yes, at the edges and along suitable lines. The grout is raked out and replaced with a flexible sealant in a colour to suit, giving the floor room to move.

Do you offer different sealant colours?

Most of the time, yes. We will explain which colours are available.

Where do you work from?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Is the work guaranteed?

Yes. All our work carries a one-year guarantee.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.

Quotes for floor joint sealing in Baberton

For a quick quote, just ask. What matters most is:

  • The old material and how stubborn it is
  • The type of sealant required
  • When we can work, for business premises
  • How much there is to do

Leaving a failed joint usually makes the job bigger, not smaller. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

There’s no need for technical detail. Just tell us:

  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode
  • Any previous sealing or DIY work
  • What the problem is, such as mould, gaps, leaks or cracking

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.

When something else is needed

New sealant cannot fix everything, and we’ll tell you before any work starts. It won’t solve:

  • A tiled floor that needs relaying
  • Concrete repairs beyond the joint
  • Failed waterproofing under a wet room floor

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

What we seal

  • Commercial floors
  • Wet room & bathroom floors
  • Thresholds
  • Skirting boards
  • Tiled floors
  • Concrete floor joints

How the visit works

On the day, we look over the joints with you first. We protect the surfaces around the joints before we start. The work usually takes a few hours for most rooms, longer for large commercial floors. Parking in city streets around Baberton can be tight or controlled, so it helps to know about permits or nearby bays. If you are in a flat, let us know how we get in at the street door.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Whatever is in the joint now, whether caulk, grout or sealant, comes out.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Getting ready for the visit

  • For business premises, tell us about site rules or sign-in
  • Move anything stored near the joints
  • Mention if the joints have been sealed before

Related advice

Different surfaces, different methods

Commercial floors

Commercial floors take more traffic than most homes. We talk through the traffic and choose a sealant suited to it.

Tiled floors

The edge of a tiled floor, where it meets the wall or skirting, should be a flexible joint. Grout at the edge is removed and replaced with sealant.
