About our floor joint sealing in Eastfield

The gap under a skirting board often opens as floors and walls move with the seasons. Caulk tends to crack there, so we close it with a flexible sealant instead. We work on concrete floor joints, commercial floors and skirting boards, and the jobs we see most are chipped and open joints in warehouse floors and grout used at the floor edge instead of sealant.

For a place like Eastfield, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.

All of our work is guaranteed for twelve months, in Eastfield and everywhere else we cover.

Joints and finishes in Eastfield homes

Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Across Edinburgh, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal.

For site and facilities teams at buildings such as Loretto School, entrance and corridor floor joints take a lot of traffic. If you look after a church, hall or community building such as St Philip's Parish Church, joints in its floors, skirtings and thresholds need resealing as they wear.

Eastfield is about 1 mile north-west of Musselburgh, in Edinburgh. We carry out floor joint sealing for homeowners, landlords and businesses in Eastfield and the surrounding area, as part of our work across Edinburgh. Our Edinburgh coverage runs to 175 places, Eastfield among them.

All of EH15 and EH21 is within our area for floor joint sealing. We cover properties on Edinburgh Road, Milton Road East and Musselburgh Road and the roads around them. If you are just outside Eastfield, we cover Joppa (1 mile west), Newcraighall (1 mile south), Musselburgh (1 mile south-east), Inveresk (2 miles south-east) and Shawfair (2 miles south). Within a short drive, we also cover Edinburgh (5 miles west), Leith (4 miles north-west), Bonnington (4 miles north-west), Greenside (4 miles west), Broughton (4 miles west) and Bellevue (4 miles west).

What do you need from me for a quote?

Let us know what needs doing and where, with pictures by email if possible. If we need more, we’ll ask.

How we quote for floor joint sealing

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Any working-time requirements on site
  • Access and height
  • Which sealant suits the joint
  • Any mould that needs treating

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What we need to know

Before you ask for a quote, have a think about:

  • The problem you’ve noticed
  • A few pictures by email, if you can
  • Any previous sealing or DIY work
  • Roughly how big the job is

For a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before work begins.

What happens on the day

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. Most jobs take a few hours, depending on the length of joint. Somewhere like Eastfield may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Before we arrive

  • Tell us about any water getting in
  • Let us know about stairs, lifts or work at height
  • For indoor joints, keep the area dry beforehand if you can

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Surface by surface

Concrete floor joints

Concrete floors have sawn or formed joints to control cracking. We reseal them with a floor-joint product suited to the traffic.

Tiled floors

A crack running along a grout line is often a sign of a missing movement joint. That line is converted to a flexible joint where it suits the floor.

What we’re called out for in Eastfield

Wheels crossing an unfilled concrete joint chip its edges. Pallet trucks and trolleys knock the edges away and the joint gets wider.

Look out for these signs:

  • Tiled floors with no room to move
  • Cracked caulk along skirting in bathrooms and kitchens
  • Dirt and water collecting in open floor joints
  • Grout used at the floor edge instead of sealant

Letting a property close to Brunstane station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty.

Before booking anyone

  • Which colour the sealant will be
  • Whether VAT is included
  • How the surfaces are prepared before sealing
  • What product goes in the joint

Our hiring checklist

What happens if it’s left?

Open joints along wet floors let water into the subfloor and behind skirting. Sealing them now keeps the problem at the surface. In an older home around Eastfield, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Leaving a failed joint generally makes the job bigger, not smaller. If you are unsure, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What you get with us

  • White, clear, grey or coloured to suit, where the product allows
  • More than 20 years in sealant work
  • Any old sealant cut out fully, not covered over
  • Neat joints and a tidy finish
