How we quote for floor joint sealing

The quote reflects the job in front of us. We look at:

  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove
  • Whether the work is at height
  • Any working-time requirements on site

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first.

Asking for a quote

What to tell us when you ask for a quote:

  • Where the job is, and your postcode
  • Any previous sealing or DIY work
  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved

There’s no standard price list. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.

Floor joint sealing in Bonaly, done properly

Every floor moves a little, so its edges need a joint that can flex. We seal skirting gaps, tiled floor movement joints and concrete floor joints with a sealant suited to the movement and traffic. We work on tiled floors, wet room & bathroom floors and thresholds, and common reasons people get in touch are failed seals where bathroom floors meet baths and panels and perimeter joints in tiled floors filled with grout.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

What happens if it’s left?

Left open, concrete joints break down under traffic. Resealing it early protects the edges. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Bonaly questions

Can you do floor joint sealing in Bonaly?

Yes, Bonaly is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Is Bonaly within the area you cover?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you offer different sealant colours?

Usually, yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before any work starts.

Do you work on commercial floors?

Yes. Concrete floor joints in warehouses and units are part of our work. The product is chosen for the traffic the floor takes.

How soon can the floor be mopped?

Follow the cure time we give you. Feet are usually fine first, then mopping, then heavy wheels.

I rent my home. Can I book you?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Can you use decorators’ caulk instead?

Caulk can’t cope with movement or water. Skirting joints move with the floor, so we use a flexible sealant that stretches.

Can new sealant go over the old?

No, it won’t last. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

We regularly work with letting and managing agents. Tell us the address, the job and how access works.

How the visit works

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for most rooms, longer for large commercial floors. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Mention any parking rules near the property
  • Mention any sign-in or site rules at work premises

New homes and floors in Bonaly

Floors around Edinburgh run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

Community buildings like Colinton Parish Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear. Schools such as Army School of Bagpipe Music and Highland Drumming are buildings too, and floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. If you let a flat or house near Kingsknowe station, gaps at skirtings and thresholds are worth sealing between tenancies.

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Mark off resealed joints in warehouses
  • Have a cracking tiled floor checked before tiles break
  • Sweep along the edges of the floor
  • Avoid sloshing water against skirting

Avoid flooding the floor when you clean. Less water at the edges helps the joints last.

Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. A sound seal stops that happening.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Water getting under the tiles from elsewhere
  • Damaged concrete that needs breaking out and repairing
  • Bouncy or failing floorboards

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
