Common questions in Bonaly
Do you cover Bonaly for sand mastic?
Yes. Our work covers the whole of Scotland, and Bonaly is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.
Do you work for landlords with property near Kingsknowe station?
Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.
Do you have insurance?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Do the sealants smell?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
Should I check with the council before work on a listed or conservation-area home?
Check with your local planning authority. They’ll tell you if consent is needed.
What do you need from me for a quote?
The location, the problem and the rough size of the job. If you can, email a few photos.
Is it messy?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Can new sealant go over the old?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.
Sand mastic for homes and businesses in Bonaly
Burnt sand mastic is a traditional material that sits naturally against stone and brick. It suits period and listed homes, where modern sealant can look out of place. We work on timber door frames, tenement windows and stone surrounds, and the jobs we see most are modern sealant on a period surround and open joints round the window box.
In and around a place like Bonaly, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.
Every job is covered by our 12-month guarantee.

Why it’s worth doing now in Bonaly
A silicone bead can be quicker, but on period stone or brick it often looks out of place. Sand mastic is the traditional material and finishes neatly against the masonry. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we’ll talk you through it.
What you get with us
- Domestic, commercial and hotel work
- Neat joints and a tidy finish
- Over 20 years’ experience
- We never seal over old sealant
How the visit works
Every visit runs the same way: we check the joints, protect the area around them, carry out the job and tidy away. Most jobs take a few hours per window, depending on the condition of the joints. Outside jobs in Bonaly need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First we agree which joints need doing.
- We remove the old, loose mastic.
- We pack any deep voids first.
- We apply the mastic by hand and shape it.
- The surface is finished to suit the stone or brick.
Before we arrive
- Move anything stored near the joints
- Where the joints are inside, avoid wetting them before we arrive
- Keep children and pets away from the work area
How to get a quote
It all starts with a short chat. Describe the problem, the location and the size of the job. Whenever you are ready, email us at info@mrmastic.co.uk.
Advice
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Don’t run silicone over sand mastic
- Ask us before painting near the mastic
- Inspect the joints round the windows every year or so
- Avoid heavy scraping on the mastic joint
Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.
Small cracks are a sign the mastic is ageing. It’s easier to renew it before it drops out.
Windows and doors in Bonaly
Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
If you live in an older home near Colinton Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Letting a property close to Kingsknowe station? Then any sash windows need sound mastic to keep draughts and rain out. Managing a site like Army School of Bagpipe Music and Highland Drumming? Then the mastic around its windows and doors needs looking after like any other building’s.

Landlord and commercial work in Bonaly
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Quotes for sand mastic in Bonaly
For a quick quote, just ask. The main things that affect it are:
- The product the joint needs
- The amount of work
- The old material and how stubborn it is
- How many areas need sealing
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.
What to tell us for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- The address or postcode of the job
- Whether it’s a home or a business
- What the problem is, such as mould, gaps, leaks or cracking
- A few photos by email, if you can
Asking for a quote is easy: let us know what needs doing and where and its rough size. A few photos by email make the job easier to understand, and we will take it from there.
What we cannot put right
Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:
- Broken panes
- Whether work needs listed building consent
- Masonry that needs repairing
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.
Surfaces we seal
- Period & listed homes
- Sash and case windows
- Stone surrounds
- Brick reveals
- Timber door frames
