What we cannot put right

Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Loose, hollow or cracked tiles, which need a tiler
  • Leaks from a failed tanking system
  • Movement too big for a sealant joint

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

Surfaces we seal

  • Skirting boards
  • Wet room & bathroom floors
  • Thresholds
  • Concrete floor joints
  • Tiled floors
  • Commercial floors

Floor joint sealing in Burdiehouse

Where skirting is painted, we can use a flexible sealant that takes paint. For bathrooms and kitchens, silicone is normally the better choice because it handles water. Common call-outs are for caulk that has cracked where the floor moves and grout cracking in a straight line across a floor, on concrete floor joints, skirting boards and wet room & bathroom floors.

Scotland’s cities are still adding new flats and houses, and in new homes, sealant and floor joints are often among the first snags.

You get a one-year guarantee, the same in Burdiehouse as everywhere else we work.

Concrete floor joints

We clean concrete joints out thoroughly before sealing, vacuuming them clean. Backing goes in where the depth needs controlling.

Commercial floors

Washroom and kitchen floors in commercial buildings need sound edge joints. They’re resealed with a flexible, water-resistant sealant.

Leave it or put it right?

Water that gets past a floor joint can damage the floor beneath. Dealing with it early keeps the repair to the joint. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Burdiehouse, damp can travel a long way before it shows.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

How we quote for floor joint sealing

We quote each job individually. These are the things that affect it:

  • The product the joint needs
  • Any mould that needs treating
  • The old material and how stubborn it is
  • The size of the job

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • The rough size of the job
  • If someone has resealed it before
  • Photos by email, if that is easy
  • Where the property is

There’s no standard price list. Instead, we send you a clear quote for your job. To get started, drop us a line at info@mrmastic.co.uk.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Walk round the room once a year and look at the edges
  • Don’t slide heavy items over sealed joints
  • Act on grout cracks that run in a straight line
  • Avoid sloshing water against skirting

Avoid flooding the floor when you clean. Less water at the edges helps the joints last.

Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.

How it works

We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a morning or an afternoon for most homes. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Burdiehouse, tell us the floor, how the door entry system works and where we can park nearby.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. We take out the cracked caulk, grout or old sealant.
  3. We clean and dry the edges of the joint.
  4. We apply a flexible sealant suited to the floor and tooled.
  5. Finally, we check the work and talk you through aftercare.

Getting ready for the visit

  • Let us know about parking restrictions
  • Mention if the joints have been sealed before
  • Clear items away from the joints we are working on

How to get a quote

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.

Advice

FAQs for Burdiehouse

Is floor joint sealing in Burdiehouse guaranteed?

All our work, in Burdiehouse and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

I let a flat near Shawfair station. Can you help?

Yes. We work for landlords and agents as well as homeowners. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Why has a gap opened under my skirting?

Movement from drying timber and settling floors pulls the skirting and floor apart. Caulk tends to crack; a flexible sealant does not.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

When can I walk on the floor?

We give you a cure time for each joint. Light use comes first, cleaning and heavy traffic later, depending on the product.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

What floor joint sealing looks like in Burdiehouse

Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Across Edinburgh, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. That is why the skirting and threshold joints need a flexible seal.

For landlords with property near Shawfair station, a tidy floor and skirting joint helps a rental look ready for the next tenant. For site and facilities teams at buildings such as Gracemount High School, floor and threshold joints in busy corridors wear quickly and are best resealed early.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
