About our floor joint sealing in Old Pentland
Concrete floors in warehouses and units have joints that take heavy wear. We reseal them with a product chosen for the movement and the traffic. We work on skirting boards, thresholds and commercial floors, and common reasons people get in touch are open gaps along the bottom of skirting boards and threshold joints that have opened or worn.
New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
You’re covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

FAQs for Old Pentland
I let a flat near Slateford station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Is Old Pentland within the area you cover?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
How long does the job take?
It depends on the size of the job, but most jobs take a few hours, depending on the length of joint. We’ll tell you when we quote.
Do you guarantee your work?
Yes. Each job is guaranteed for twelve months, large or small.
Are you fully insured?
Yes, we’re fully insured for every job we do.
Why not just use caulk?
Only on dry joints that do not move. It splits once the floor shifts, so the gap comes back. A flexible sealant is the better choice.
Why does the gap under my skirting keep coming back?
Movement from drying timber and settling floors. Rigid fillers split, so we use a flexible sealant.
Will it make a mess?
Tidy work is part of the job. We protect what’s around the joints, and we clear up when we are done.

When it is not the sealant
A few problems are outside what sealant work can do:
- Floors that are uneven or need levelling
- Loose, hollow or cracked tiles, which need a tiler
- Cracked or broken concrete slabs

How to look after the new joints
So the new joints stay in good condition:
- Mark off resealed joints in warehouses
- Avoid caulk in bathrooms and kitchens
- Get cracks along tile grout lines looked at early
- Lift furniture rather than dragging it across joints
Do not paint over silicone. If you plan to paint, we will use a paintable product.
Once concrete joint edges start to break, wheels make it worse. Early resealing helps keep the joint intact and the surface smoother.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
What we do, step by step
You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the work takes a few hours for most rooms, longer for large commercial floors in most cases. Outdoor work around Old Pentland depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We look at the gap and the floor type and agree the right sealant.
- Old caulk, grout or sealant is removed from the joint.
- The joint is vacuumed clean, with backing fitted wherever depth matters.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- We tool the joint neatly and tell you when it can be walked on and cleaned.
Before we arrive
- Mention any tricky access
- Let us know about earlier repairs to the joints
- Clear the area around the work
How to get a quote
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. Whenever you’re ready, send an email to info@mrmastic.co.uk.
Advice
What the job involves on each surface
Tiled floors
Large or heated tiled floors need room to move. Where needed, a line of grout is replaced with flexible sealant coloured to suit.
Skirting boards
Skirting gaps are one of the most common floor joints we seal. We take out any cracked caulk before sealing.
New homes and floors in Old Pentland
Floors around Midlothian run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
For site and facilities teams at buildings such as Gracemount High School, floor and threshold joints in busy corridors wear quickly and are best resealed early. If you let a flat or house near Slateford station, gaps at skirtings and thresholds are worth sealing between tenancies.
