Bathroom & kitchen resealing in Burdiehouse, Edinburgh

Our applicators work in Burdiehouse on bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly.

  • Mouldy sealant that has gone black
  • A messy, uneven bead from a previous reseal
  • A bead that has pulled away from the tiles

How the job changes by surface

Wet rooms

A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.

Bathroom resealing in Burdiehouse, done properly

Across Burdiehouse, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. If you have gaps where the bath or tray has moved and lumpy, uneven sealant from a DIY attempt, we can help.

Burdiehouse is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Rooms like that are often small and slow to dry out, which is hard on sealant and grout.

We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

Why deal with it now?

A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair. For landlords in Burdiehouse, damp and leaks can be a Repairing Standard issue, so failed sealant is best replaced before it becomes a complaint.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Bathrooms and kitchens in Burdiehouse

Tenement flats are common across Edinburgh, and in a tenement, a leaking seal can reach the neighbours below. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you look after a building such as Gracemount High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What affects the quote in Burdiehouse

Some jobs are bigger than they look, and some smaller. The main factors:

  • The type of sealant required
  • When we can work, for business premises
  • How many areas need sealing
  • Whether there’s mould to deal with

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first.

What we need to know

To help us quote quickly, let us know:

  • Access, such as stairs, a lift or height
  • A few pictures by email, if you can
  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we’ll talk you through the work before giving you a price.

What happens on the day

A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and tidy away. It normally takes a couple of hours for a single bath or shower. In a city area like Burdiehouse, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Let us know about parking restrictions
  • Plan for the work area to be out of bounds to pets and children

Advice

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Run the extractor fan during and after every shower
  • Let new sealant cure fully before it gets wet
  • Move toiletries away from the joint
  • Dry the bead with a towel now and then

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Work for landlords, hotels and businesses

If you manage several properties in or around Burdiehouse, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

When to call us in Burdiehouse

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.

It’s worth asking for a quote if you see:

  • Gaps between the worktop and the wall
  • Damp behind the bath or under the tray
  • Smears of silicone across the tiles
  • Leaking joints on a shower screen

Rented homes near Shawfair station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What your quote should include

  • What guarantee comes with the work
  • Which colour the sealant will be
  • Is VAT in the price?
  • When the joint can take water or movement

Burdiehouse questions

I let a flat near Shawfair station. Can you help?

Yes, we work for letting agents and landlords. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

I’m in a tenement in Burdiehouse. Could worn sealant affect the flat downstairs?

It can. Tenement floors are normally timber, and water from a failed seal can find its way down to the flat below, and then the repair involves your neighbours too. Replacing tired sealant early is the simplest way to avoid that.

How long will the resealing take?

One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

When can I use the bath or shower again?

Usually after around 24 hours. You’ll get the exact cure time before we leave.

Can you work on commercial sites?

Yes. Larger jobs can be planned room by room or area by area.

How much does bathroom resealing cost in Burdiehouse?

Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.

Will there be a smell?

There can be a smell while the sealant cures. Ventilation helps.
