Bathroom resealing near Lasswade

Different surfaces, different methods

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.

About our bathroom resealing in Lasswade

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. Common call-outs are for a joint torn by a bath that flexes and water getting behind the kitchen upstand, on sinks & splashbacks, shower trays & enclosures and baths.

Bathrooms in smaller places like Lasswade work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

A one-year guarantee comes as standard.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

What sealant work can’t fix

In fairness, there are a few things sealant will not fix:

  • A bath or tray that moves because it is not properly supported
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A cracked shower tray or bath (that needs repair or replacement)

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

Why act early in Lasswade

A quick bead over the top of the old one might look better for a while, but it will not bond. Water creeps under it and mould follows. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.

Why us?

  • White, clear, grey or another colour, product permitting
  • Trusted Arbo and Everbuild sealants
  • Any old sealant cut out fully, not covered over
  • Colour picked to suit the job

Bathroom resealing in Lasswade: local notes

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

For landlords with property near Eskbank station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For site and facilities teams at buildings such as Lasswade High School Centre, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Landlord and commercial work in Lasswade

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

We also work for property managers and facilities teams in Lasswade and across Midlothian. We can quote a run of properties together.

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Avoid abrasive pads on the sealant
  • Stick to a soft cloth and a mild cleaner
  • Keep the fan on for a while after bathing
  • Squeegee the walls and tray after use

Wipe up standing water along the worktop joint. A dry joint lasts longer.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

The process

There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes two to three hours for a typical bath, depending on how much old sealant there is. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

  • On commercial sites, let us know about site rules
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us if parking is tricky

Lasswade: your questions answered

Can you do bathroom resealing in Lasswade?

Yes, Lasswade is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Can you help a landlord with a rental near Eskbank station?

Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Will the old sealant be removed?

Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.

Can you just seal over the old silicone?

No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.

Do the sealants smell?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

When can I use the bath or shower again?

After around 24 hours in most cases. We’ll tell you the cure time for the product we used.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
