How we handle floor joint sealing in Parkhead

In commercial and industrial units, concrete floor joints take a hammering from wheels and traffic. Each is resealed with a floor-joint product suited to what runs over it. We are often asked to deal with threshold joints that have opened or worn and tiled floors with no room to move, on concrete floor joints, skirting boards and thresholds.

In a Scottish city, commercial floors have movement joints and thresholds that wear under traffic. In Parkhead, we cover those floor joints as well as plot mastic for developers.

Every job comes with our 12-month guarantee, wherever you are in Edinburgh.

Why act early in Parkhead

Left open, concrete joints break down under traffic. Resealing it early protects the edges and keeps the damage down. In a tenement flat in Parkhead, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will go through it with you.

What you get with us

What we do, step by step

We bring everything the job needs with us, so you don’t need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a few hours for most rooms, longer for large commercial floors. Inside a flat in Parkhead, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. Old caulk, grout or sealant is removed from the joint.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Tell us about any previous sealing or DIY attempts
  • Mention any tricky access

Floor joint sealing in Parkhead: local notes

Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Floors around Edinburgh run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.

If you look after a building such as Merchiston Castle School, entrance and corridor floor joints take a lot of traffic. Rented homes near Kingsknowe station change hands often, and open skirting and floor joints collect dirt and water, so seal them while the property is empty.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Parkhead: your questions answered

Is there a guarantee on floor joint sealing in Parkhead?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Is Parkhead in your area for floor joint sealing?

Yes. We work across all of Scotland, and Parkhead is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Will there be a smell?

Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.

What do you need from me for a quote?

Let us know what needs doing and where. If we need more, we will ask.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access.

Do you use a paintable sealant?

On joints you want to paint, yes. Silicone in bathrooms and kitchens can’t be painted so mention it when you get a quote.

What we cannot put right

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Concrete repairs beyond the joint
  • Leaks from a failed tanking system
  • Structural movement or subsidence

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Skirting boards
  • Tiled floors
  • Thresholds
  • Concrete floor joints
  • Commercial floors
  • Wet room & bathroom floors

How the job changes by surface

Tiled floors

The edge of a tiled floor, where it meets the wall or skirting, should be a flexible joint. We rake out any grout there and reseal.

Skirting boards

Skirting-to-floor joints are a regular job for us. We take out any cracked caulk before sealing.

How we quote for floor joint sealing

Your quote is based on your job. We take into account:

  • Access and height
  • Mould in or behind the old joints
  • How much there is to do
  • How many rooms, windows or areas are involved

Leaving a failed joint generally makes the job bigger, not smaller. If you are unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

When you call or email, it’s useful to know:

  • How we’d reach the joints
  • Photos by email, if that’s easy
  • The problem you’ve noticed
  • The rough size of the job

If you are in Parkhead and need floor joint sealing, send an email to info@mrmastic.co.uk. Tell us what the problem is and where, and you will get a clear quote before work begins.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Look at floor joints each spring
  • Keep heavy wheels off new concrete joints until cured
  • Keep floor cleaning water to a minimum at the edges
  • Do not slide heavy items over sealed joints

Avoid flooding the floor when you clean. Keeping the edges drier helps the sealant last longer.

Once concrete joint edges start to break, wheels make it worse. Sealing them early protects the edges.
