Bathroom resealing in Holyrood

How we handle bathroom resealing in Holyrood

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. If you are dealing with shrunken sealant along the back of a worktop and damp behind the bath or under the tray, we can put it right, whatever the surface.

Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.

All our work is covered by our 12-month guarantee, wherever you are in Edinburgh.

Why it’s worth doing now in Holyrood

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair. Private landlords in Holyrood must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Bathroom resealing around Holyrood

Holyrood is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Holyrood has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

For an older house near a landmark such as St Cuthbert's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Edinburgh Waverley station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you look after a building such as Old Royal High School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Holyrood is about 1 mile north-east of Edinburgh, in Edinburgh. Our applicators cover bathroom resealing for homeowners, landlords and businesses in Holyrood and nearby, as part of our work across Edinburgh. Holyrood is one of 175 places in Edinburgh where we work for bathroom resealing.

All of EH8, EH1 and EH7 is within our area for bathroom resealing, from the main roads to the quietest streets. That includes homes and businesses on High Street, Calton Road and Hutton Road. Neighbouring places we cover for bathroom resealing include Canongate (1 mile north-east), Dumbiedykes (1 mile south-east), Buccleuch (1 mile south), Greenside (1 mile north) and Old Town (1 mile south-west). Larger places within reach include Queensferry (9 miles west), Southhouse (4 miles south), Gilmerton (4 miles south-east), Muirhouse (3 miles north-west), Slateford (3 miles south-west) and Gracemount (3 miles south).

Local landmarks in Holyrood

Typical jobs here are in homes near The World's End pub, Scottish Poetry Library and Holyrood Park and the streets around them. Holyrood has its own railway station: Edinburgh Waverley station. Nearby you will also find Royal Public Dispensary of Edinburgh (less than half a mile west) and People's Story Museum (less than half a mile north-east). Open spaces near Holyrood include Dunsapie Loch and Salisbury Crags.

What we can’t put right

It helps to know what we can’t do too:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Tiles that have come away from the wall
  • Cracked or missing grout between tiles (that is regrouting)

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Basins & vanity units
  • Baths
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Wet rooms
  • Shower trays & enclosures

The process

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a morning or an afternoon for most single baths and showers. In a city area like Holyrood, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Preparing for the visit

  • Tell us about any water getting in
  • Keep children and pets away from the work area
  • Mention if the joints have been sealed before

What the job involves on each surface

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

How we quote for bathroom resealing

There’s no set price list. What we look at:

  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach
  • Any mould that needs treating
  • Working hours on commercial sites

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Whether it has been sealed before
  • What the problem is, such as mould, gaps, leaks or cracking
  • The rough size of the job
  • Access, such as stairs, a lift or height

We don’t publish a price list. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.

Your questions about bathroom resealing in Holyrood

Do you work for hotels and guest houses in Holyrood?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Could a leaking bath seal in my Holyrood flat reach the neighbours below?

Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. It’s worth sorting sealant and grout before it gets that far.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Do the sealants smell?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

My sealant has gone black. Can you sort it?

Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.

Can I choose the colour of the sealant?

There’s a choice: clear, white and colours chosen to suit the room. We can help you pick when we quote.
