Bathroom Resealing in St Leonard's
Problem with your baths, showers and worktops in St Leonard's? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Cracked, shrunken or lifting silicone
- Gaps where the bath or tray has moved
- Gaps between the worktop and the wall
How we handle bathroom resealing in St Leonard's
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. Typical jobs include a messy, uneven bead from a previous reseal and water escaping at the shower enclosure, across baths, kitchen worktops & upstands and shower trays & enclosures.
St Leonard's is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Space is tight and ventilation can be poor, and steam with nowhere to go is what turns sealant black and grout grey.
We stand behind the work with a one-year guarantee, so you are covered after we have gone.

When to call us in St Leonard's
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.
Any of these means the joints need attention:
- Water getting behind the kitchen upstand
- Smears of silicone across the tiles
- Cracked, shrunken or lifting silicone
- Water escaping at the shower enclosure
If you let a flat or house near Edinburgh Waverley station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Different surfaces, different methods
Basins & vanity units
On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, in white, clear or a colour to suit.
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

What else we do in St Leonard's
DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
What affects the quote in St Leonard's
Every job gets its own quote. This is what makes a difference:
- Whether there’s mould to deal with
- How much old sealant there is and how hard it is to remove
- Working hours on commercial sites
- Whether the work is at height
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Call for a quick quote and we will explain what it covers.
What we need to know
Photos by email are helpful but not essential. Try to tell us:
- The rough size of the job
- A few photos by email, if you can
- Any access issues, like height or stairs
- Whether it’s a home or a business
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved before giving you a price.
FAQs for St Leonard's
Do you take on hotel work around St Leonard's?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Can a failed shower seal in a tenement flat in St Leonard's leak into the flat below?
Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. A proper reseal, with all the old sealant cut out, stops it at the source.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.
Where are you based?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
Can you just seal over the old silicone?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
I rent my home. Can I book you?
We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Do you come to St Leonard's?
Yes. We’re based in Crawley and work across South East England, London and Scotland, St Leonard's included.
Are you ARBOMaster approved?
Yes. We’re an ARBOMaster approved applicator.

The process
We keep the work tidy and contained to the area we are working on, so you can carry on as normal. Expect the work to take two to three hours for a typical bath, depending on how much old sealant there is. Inside a flat in St Leonard's, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.
- We protect the area and cut out all of the old sealant.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, generally after around 24 hours.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Mention any tricky access
- Let us know if you’ve seen damp or leaks

How to look after the new joints
A little care helps the new joints last. Our advice:
- Dry worktop joints after washing up
- Check the joints every few months for splits or lifting
- Never pick at the silicone with a blade
- Run the extractor fan during and after every shower
In a kitchen, do not let water sit along the back of the worktop and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
