What we can’t put right

Remedial sealant in Marchmont
Movement and expansion joints fail when the sealant cannot stretch. The old sealant comes out and backing goes in to control the depth, before resealing with a flexible product suited to the movement. We work on mouldy bath & shower sealant, expansion joints and failed movement joints, and people most often call us about sealant applied over old sealant that has lifted and caulk or the wrong sealant used in a wet area.
Stone-built tenements are part of every Scottish city, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath, and that is as true in Marchmont as anywhere in the city.
A one-year guarantee comes as standard, so you’re covered after we have gone.

DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Different surfaces, different methods
Windows & doors
Failed frame mastic is often hard, cracked and in several layers. All of it is cut out and the frame and wall cleaned before backing and resealing.
Over-sealed & botched joints
Botched joints sometimes have damaged edges from earlier scraping. We work carefully to avoid adding to it, and tell you about any damage we find.
Keeping the joints in good condition
Aftercare is simple:
- Keep the room well ventilated
- Have loose fittings fixed before resealing
- Check ceilings under showers for marks
- Ask why a joint failed before redoing it
Watch the joint over the first few weeks, especially if movement was the problem. If anything changes, just drop us a line at info@mrmastic.co.uk.
Do not keep resealing the same joint. Get the cause found first, otherwise the next attempt will fail too.
How it works
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, depending on how many layers have to come out. Parking in city streets around Marchmont can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.
- First we work out whether the problem is the sealant, movement or a leak.
- Old beads and residue are removed down to clean surfaces.
- We treat any mould and dry the joint thoroughly.
- We reseal with a product suited to the joint, backed where needed.
- We finish neatly and point out anything that needs another trade.
Preparing for the visit
- Clear items away from the joints we’re working on
- Let us know about parking restrictions
- Where the joints are inside, avoid wetting them before we arrive
How to get a quote
We quote each job on its own, so the first step is telling us about yours. Just drop us a line at info@mrmastic.co.uk with the details and send photos if you have them.

Signs you need remedial sealant in Marchmont
Water from somewhere else can ruin a good seal. A leaking valve, a failed waste or cracked grout feeds water behind the bead, so the silicone goes mouldy or lets go.
People usually contact us after spotting something like this:
- A second bead peeling off the first
- A shower that leaks however often it’s resealed
- Smears and lumps from a botched reseal
- Worktop sealant that has shrunk and split
Schools such as Sciennes Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Marchmont homes and their sealant
Marchmont is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
For an older house near a landmark such as West St Giles' Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Letting a property close to Edinburgh Waverley station? Then a joint that keeps failing is best fixed properly while the property is empty.

Marchmont: your questions answered
Could a leaking bath seal in my Marchmont flat reach the neighbours below?
It can. Tenement floors are normally timber, and water from a failed seal can find its way down to the flat below. Replacing tired sealant early is the simplest way to avoid that.
I let a flat near Edinburgh Waverley station. Can you help?
Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Is remedial work guaranteed?
Yes, with our one-year guarantee. Where we’ve flagged another fault, it needs fixing for the joint to last.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
What information do you need?
Tell us what needs doing and where, with pictures by email if possible. If we need more, we will ask.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Do you cover Marchmont?
Yes. We cover Marchmont, as part of our work across South East England, London and Scotland. To book, drop us a line at info@mrmastic.co.uk.
Is it messy?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
