External mastic for Ingliston homes and businesses

External mastic for homes and businesses in Ingliston

On houses, flats and commercial buildings across Ingliston, we reseal joints in brickwork, render, cladding and façade panels. The preparation is the same whatever the wall: clean, sound faces and a controlled depth. We are often asked to deal with moss and dirt in joints with no sealant left and leaking joints around cladding and façade panels, across façade panels, concrete & block and render & cladding joints.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering.

All of our work is guaranteed for twelve months.

Ingliston: your questions answered

Will you come out to Ingliston?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you cover Ingliston for external mastic?

Yes, Ingliston is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Can new sealant go over the old?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.

Is the work guaranteed?

Yes. Every job comes with a one-year guarantee.

Where are you based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Do you have insurance?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

Do you use backing rod?

Backing rod controls the sealant depth and keeps it off the back of the joint. Then the sealant bonds to two faces and can move.

How long will you be here?

A typical job takes a few hours for a handful of joints, longer for a whole elevation. We will confirm how long when we quote.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Fix overflowing gutters above sealed joints
  • Walk round the building once a year and look at the joints
  • Leave the joints unpainted unless we’ve said otherwise
  • Never let anyone fill a movement joint with mortar

Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead and let water in behind.

If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.

What the job involves on each surface

Render joints

Water behind render can lead to blown patches. Resealing the joints early keeps water out.

Copings and trims

A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.

Honest limits

We will not take on work that won’t last, so these are the limits:

  • Cracks in the bricks or render themselves, away from the joints
  • Subsidence or other structural problems
  • Walls that need new movement joints cut into them

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Façade panels
  • Joints between brick and frames
  • Brickwork movement joints
  • Render & cladding joints
  • Copings & trims
  • Concrete & block

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a few hours for a handful of joints, longer for a whole elevation. Outdoor work around Ingliston depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

What affects the cost of external mastic

Jobs vary more than people expect. The main factors:

  • How many areas need sealing
  • Whether there’s mould to deal with
  • When we can work, for business premises
  • How easy the joints are to reach

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • The type of property

External mastic in Ingliston: local notes

Edinburgh’s Old and New Towns are a UNESCO World Heritage Site, and the Georgian New Town is known for its sash windows. If a home is listed or in a conservation area, it’s worth checking with the council before changing the look of windows or walls. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

For landlords with property near Edinburgh Gateway station, outside joints that have cracked can let damp into a rental, so check them between lets.

When to call us in Ingliston

Weeds, moss and debris in a joint are a sign the sealant has gone. Roots and dirt hold water against the wall.

Look out for any of the following:

  • Movement joints with cracked, split or missing sealant
  • Weeds or debris growing in open joints
  • Sealant pulling away from one side of the joint
  • Damp patches traced to an open external joint

If you look after a building such as Craigmount High School, its movement joints, gutters and trims need looking after like any other building’s.

What to look for in a quote

  • What product goes in the joint
  • How the surfaces are prepared before sealing
  • What insurance they hold
  • Which colour the sealant will be
