Fire rated sealant in Ingliston

Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. Each gap is sealed to the product maker’s tested detail for its size and substrate, and we can record what went where. Typical jobs include fire seals that have cracked with movement and unsealed gaps around fire door frames, on flats & HMOs, service penetrations and linear gaps.

If you look after holiday lets, a guest house or a community building in or near Ingliston, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Tell trades working in the building that fire seals must be put back
  • Keep pictures of seals that will be hidden
  • Don’t fill fire-stopping gaps with ordinary foam or silicone
  • Include fire stopping when you schedule refits

Let contractors know where fire stopping has been done, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.

When you plan work that goes through walls or ceilings, plan the fire stopping too. Catching it then saves a separate visit later.

What we can’t put right

We will always be straight with you, so here’s what sealant can’t fix:

  • A wall that isn’t a fire-resisting element to begin with
  • Large holes that need a different fire-stopping system
  • Sign-off of the building, which sits with building control or your assessor

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

What we’re called out for in Ingliston

Gaps around door frames are easily missed. The architrave hides the gap between frame and wall, so it can be left open when a door is replaced.

Common reasons people contact us include:

  • Gaps where walls meet ceilings or slabs
  • Cracked or shrunken fire-rated sealant
  • Gaps filled with a product that is not fire-rated
  • New service routes left unsealed after building work

For site and facilities teams at buildings such as Craigmount High School, gaps opened by contractors for new cabling are a common finding in schools and offices.

Before booking anyone

  • Which colour the sealant will be
  • Who does the work, and how experienced they are
  • What happens if the job turns out different
  • Whether all the old sealant comes out first

10 questions to ask before booking

Different surfaces, different methods

Linear gaps

Long, narrow gaps appear where walls meet slabs and ceilings. We seal them to the tested detail, with backing where it’s needed.

Service penetrations

Wherever a service goes through a fire-resisting wall or floor, there’s a gap around it. The sealant is chosen for what passes through and how wide the gap is.

Your questions about fire rated sealant in Ingliston

How do Scotland’s building regulations apply to fire-rated sealant in Ingliston?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Do you work for hotels and guest houses in Ingliston?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Can you seal over the old sealant?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.

How much does fire rated sealant cost in Ingliston?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Can I add another job to the visit?

Yes. Just list everything you need.

Can you tell me which gaps need fire stopping?

No. We follow the requirements from your assessor, designer or building control.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

What happens on the day

All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. It normally takes from a few hours to a few days, depending on the number of gaps and the access. Around Ingliston, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Anything that is not fit for the job comes out, and the gap is cleaned.
  3. Where the tested detail needs backing or fill, we fit it.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. We record the locations and products used for your records.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Mention any parking rules near the property
  • Mention if the joints have been sealed before
