How we handle sand mastic in Morningside

If your home is listed or in a conservation area, check with your local planning authority if consent is needed before window work. Like-for-like sand mastic is often the preferred finish. We are often asked to deal with mastic round period door frames that has failed and mastic that needs renewing before redecorating, on period & listed homes, brick reveals and stone surrounds.

In a Scottish city, many flats have windows two, three or four floors up, so the mastic outside can go unchecked for years. For a flat in Morningside, access is the first thing to plan.

Your job is guaranteed for a year, as with all our work.

How we quote for sand mastic

Your quote is based on your job. We take into account:

  • Whether there’s mould to deal with
  • Working hours on commercial sites
  • Access and height
  • How much old sealant there is and how hard it is to remove

The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before any work starts, so you know where you stand.

Asking for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Any access issues, like height or stairs
  • Whether it’s a home or a business
  • Photos by email, if that’s easy
  • How many joints, rooms or windows are involved

Need a quote? Please email us at info@mrmastic.co.uk with a few details. We will explain what we’d do and give you a clear quote before work begins.

What the job involves on each surface

Sash and case windows

Most of our sand mastic work is on sash windows. Each joint round the box is raked out and renewed.

Timber door frames

Round a period front door, sand mastic gives the right look.

What we do, step by step

There is not much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes anything from a few hours to a full day, depending on how many windows, including the tidy-up. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Morningside, tell us the floor, how the door entry system works and where we can park nearby.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

Preparing for the visit

  • Clear the area around the work
  • Tell us about access, such as stairs, a lift or high-level joints
  • For indoor joints, keep the area dry beforehand if you can

How to get a quote

To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll send you a clear quote before any work starts.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Go gently near the mastic when preparing windows
  • Plan mastic work ahead of painting
  • Ask the planning authority about consent for listed or conservation-area homes
  • Keep modern sealant off the mastic

Check the mastic when you check the paintwork. Small cracks are easier to deal with early.

Gaps round a sash box let in draughts and rain. Left, the gap tends to get bigger as more mastic falls out.

Morningside homes and the weather

Historic houses like Whitefoord House (about 2.3 miles north-east) are a reminder that the area around Morningside has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Letting a property close to Slateford station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about. For an older house near a landmark such as St Matthew's Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Schools such as Iain Tomlin School of Music are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Why it’s worth doing now in Morningside

An open joint round the frame lets weather in. Left, water can reach the timber and the wall, so dealing with it now protects both. For landlords in Morningside, damp and leaks can be a Repairing Standard issue, so it’s worth fixing failed sealant before a tenant reports it.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Your questions about sand mastic in Morningside

How do repairs to the shared parts of a tenement in Morningside get organised?

Shared parts of a tenement, such as the roof and outside walls, are normally repaired with the agreement of the owners, often through a property factor. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Your title deeds will say who owns the windows.

Is Morningside in your area for sand mastic?

Yes, Morningside is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Are you insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Is it worth trying it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

What does sand mastic cost?

Every job is different, so each one gets its own quote. For a quick quote, email us at info@mrmastic.co.uk with a short description of the job.

What information do you need?

Tell us what needs doing and where, with pictures by email if possible. We will ask anything else we need to know.

Do you work for landlords and businesses?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels across Edinburgh.

Is consent needed for window work on a listed home?

It’s best to ask your local planning authority first. Like-for-like sand mastic is often the preferred finish, but they decide.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
