New build mastic in Morningside, done properly
Some owners wait for the first year’s movement before having joints redone. For small cosmetic gaps, that is reasonable, but a failed shower or bath seal shouldn’t wait. If you are dealing with messy sealant that spoils new finishes and cracked sealant around new window and door frames, we can help, on plot handovers, skirting & floors and show homes alike.
New flats and houses are still being built in and around Scotland’s cities, and in new homes, sealant and floor joints are often among the first snags.
Whatever the size of the job, it’s backed by our one-year guarantee.

What affects the cost of new build mastic
Every job gets its own quote. These are the things that affect it:
- Whether there’s mould to deal with
- How much there is to do
- Access and height
- Whether old sealant or filler has to be cut out
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
What we need to know
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Pictures of the joints, sent by email
- Whether it’s a home or a business
- Whether it has been sealed before
- The problem you’ve noticed
Every job is quoted individually, so the first step is telling us about yours. Just email us at info@mrmastic.co.uk with the details, and photos are welcome.
Morningside questions
Is there a guarantee on new build mastic in Morningside?
Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Do you work for landlords with property near Slateford station?
Yes, we work for landlords and agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Does someone need to be in?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.
How long does the job take?
As a guide, most jobs take anything from a few hours to several days, depending on the number of plots. Bigger jobs take longer.
Where are you based?
We work from Crawley. Our applicators cover Morningside, along with the rest of our area.
Do you do commercial work?
Yes, regularly. Larger jobs can be planned room by room or area by area.
Is it normal for sealant to crack in a new home?
There are normally two causes: the house moving as it dries, and sealant that never bonded properly. Cutting it out and resealing properly fixes both.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
The process
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes anything from a few hours to several days, depending on the number of plots, depending on the size of the job. Parking in city streets around Morningside can be tight or controlled, so it helps to know about permits or nearby bays. If you are in a flat, let us know how we get in at the street door.
- We go through the snagging list or plot schedule and agree the joints to do.
- Failed or untidy sealant is cut out completely.
- Surfaces are cleaned of building dust and primed where needed.
- We apply a sealant that suits each joint and tool it to a neat finish.
- We check every joint and tell you how long each needs to cure.
How to prepare
- Move anything stored near the joints
- Mention any tricky access
- Tell us if parking is tricky

How the job changes by surface
Bathrooms and en suites
Trays and baths in new builds settle as they’re used. We reseal once the old bead is fully out and baths are filled before sealing.
Plot handovers
Send us the schedule and any sealant specification and we’ll quote. We seal bathrooms, kitchens, frames and floors.
Honest limits
A few problems are outside what sealant work can do:
- Deciding who is responsible under a builder’s warranty
- Structural cracks in walls or ceilings
- Damaged fittings that need replacing
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.

- Windows & doors

Aftercare tips
To keep the joints looking good and working properly:
- Keep water off fresh sealant until it has cured
- Don’t wait for the house to settle if water is getting through
- Keep photos and emails about snagging items
- Resist patching a failed seal with a tube from the DIY shop
Leave the sealant for the cure time we give you before showering or bathing. Silicone is usually left for about a day before water reaches them.
A failed seal in a new home lets water into joists, plasterboard and ceilings. Early resealing keeps the job small and protects the rest of the house.

Why it’s worth doing now in Morningside
If you are still in the builder’s snagging or warranty period, ask them to put it right first. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step. Scottish rain finds any gap around a frame or wall joint, and in Morningside, damp can spread through stone and plaster before anyone sees it.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
What you get with us

Should I try it myself first?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
