New-build mastic & snagging in Burghmuirhead, Edinburgh
Professional new build mastic in and around Burghmuirhead, with every bit of old sealant taken out first.
- New-build shower sealant that has already split
- Frame joints opening as the plaster dries
- Cracked caulk along new skirting
How we handle new build mastic in Burghmuirhead
Building dust is behind a lot of failed new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the new bead bonds properly instead of bonding to the dust. Common call-outs are for cracked sealant around new window and door frames and cracked caulk along new skirting, across kitchens, skirting & floors and windows & doors.
Scotland’s cities are still adding new flats and houses, and in new homes, sealant and floor joints are often among the first snags, in Burghmuirhead as anywhere.

Questions from Burghmuirhead
What guarantee comes with new build mastic in Burghmuirhead?
All our work, in Burghmuirhead and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Can you do new build mastic in Burghmuirhead?
Yes. Our work covers the whole of Scotland, and Burghmuirhead is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.
Who should fix failed sealant in a new build?
Start with your builder while their snagging or warranty period runs. If that does not work out, we are happy to quote with our one-year guarantee.
What should I tell you?
A short description and the location, with photos by email if possible. If we need more, we’ll ask.
Will you just run a new bead over the existing one?
No. We always remove the existing bead, the joint cleaned and primed where needed, before resealing.
Do you take out the old sealant first?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Do you take on second-fix sealing for builders?
Yes. We carry out plot mastic and second-fix sealing for builders and developers. Send us the plot schedule and we’ll quote.
How long does new build mastic take?
Most jobs take a few hours in a single home, including the preparation. We’ll confirm how long when we quote.

When something else is needed
We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:
- Damaged fittings that need replacing
- Plumbing faults behind the sealant
- Disputes or warranty claims with your builder
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Signs you need new build mastic in Burghmuirhead
Baths and trays settle under load once the home is lived in. If a bath wasn’t filled when it was sealed, the bead is stretched the first time it’s used and the sealant may split.
Any of these means the joints need attention:
- Sealant work across a run of new homes
- Gaps behind new kitchen upstands
- Gaps between new skirting and floors
- Smeared, uneven beads picked up at snagging
In and around Burghmuirhead, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

How it works
Before we leave, we go over the finished joints with you. The visit itself normally takes anything from a few hours to several days, depending on the number of plots, depending on the amount of work. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Burghmuirhead, tell us the floor, how the door entry system works and where we can park nearby.

Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Resist patching a failed seal with a tube from the DIY shop
- Wait for the cure time before using a resealed shower
- Wipe joints with warm soapy water
- Get a leaking seal dealt with right away
Avoid standing on the rim of the bath or the edge of the tray while the sealant cures. If a bath or tray moves when you stand in it, get it looked at.
A seal that splits early is often a sign of movement. Have it resealed, and the tray or bath checked, before it gets worse.
Leave it or put it right?
Water getting past a failed seal in a new build reaches walls and floors that are still settling. Resealing promptly protects the new finishes around it. Scottish rain finds any gap around a frame or wall joint, and in Burghmuirhead, damp can spread through stone and plaster before anyone sees it.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Why us?
- We leave the area clean and tidy
- We agree the colour with you first
- A sealant colour to suit the surroundings
- ARBOMaster approved applicator

Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
