New Build Mastic in North Leith
Plot mastic for developers and snagging failed sealant in new homes for homes and businesses in North Leith and across Edinburgh. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Leaking shower tray seals in a new home
- Smeared, uneven beads picked up at snagging
- Skirting joints opening in the first winter
How the visit works
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to several days, depending on the number of plots. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In North Leith, it helps to know the floor, the door entry arrangements and the nearest parking.
- We go through the snagging list or plot schedule and agree the joints to do.
- The old bead comes out in full, with no layer left behind.
- We clean off dust from the build and prime the surfaces where the product needs it.
- A sealant chosen for each area goes in and is tooled smooth.
- Finally, each room is checked and you are given the cure time.
How to prepare
- Keep children and pets away from the work area
- Mention any parking rules near the property
- Mention any sign-in or site rules at work premises

Advice
New build mastic in North Leith, done properly
Some owners wait for the first year’s movement before having joints redone. That makes sense for small gaps that are just cosmetic, but a failed shower or bath seal shouldn’t wait. If you’re dealing with gaps behind new kitchen upstands and cracked caulk along new skirting, we can put it right, whatever the surface.
Older tenement flats normally have timber floors on joists, with skirting joints that open and close with the seasons. In North Leith, a flexible sealant suits those joints better than filler.
Big or small, you get the same one-year guarantee in North Leith and across Edinburgh.

New homes and floors in North Leith
North Leith is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
Around North Leith, as everywhere, new build mastic is only as good as the preparation behind it.
North Leith is about 2 miles north-east of Edinburgh, in Edinburgh. Whether you are in the middle of North Leith or further out, new build mastic is available for homes and businesses alike. North Leith is one of 175 towns and villages in Edinburgh we cover.

What affects the cost of new build mastic
For a quick quote, just ask. The main things that affect it are:
- Access and height
- How many rooms, windows or areas are involved
- Whether old sealant or filler has to be cut out
- Any working-time requirements on site
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.
Asking for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- Roughly how big the job is
- Any access issues, like height or stairs
- Where the property is
- Whether it’s a home or a business
For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before work begins.
Do you need new build mastic in North Leith?
New homes are full of moisture from plaster, screed and concrete, which takes a year or two to dry out. Drying timber shrinks and pulls joints apart.
Common reasons people contact us are:
- Plot mastic for developers ahead of handover
- Shower seals failing in the first year or two
- Smeared, uneven beads picked up at snagging
- Joints pulling apart as timber shrinks
For new homes near Edinburgh Waverley station, it’s worth checking the sealant early, while snags are still fresh.
What your quote should include
- Whether you can choose the colour
- How long the guarantee is
- Who turns up on the day
- Is VAT in the price?
Why deal with it now?
The builder is generally the first port of call while the snagging or warranty period runs. If it keeps failing or isn’t dealt with, we can reseal it properly. Private landlords in North Leith must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.
What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts.
Why North Leith customers choose us
- Sealant colour chosen to suit
- A choice of colours where the product allows
- Quality sealants from Arbo and Everbuild
- Anti-fungal silicone where joints get wet

What the job involves on each surface
Skirting and floors
Gaps under skirting are one of the most common new-build snags. A flexible sealant closes it without cracking like caulk.
Plot handovers
Plot mastic is carried out to the developer’s schedule. Each joint is cleaned and primed where needed so the sealant lasts.
What sealant work can’t fix
Before booking, it’s worth knowing the limits too:
- Leaking fittings rather than failed sealant
- Settlement cracks that need a surveyor
- Cracked trays, tiles or worktops
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

Can I do it myself?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
North Leith: your questions answered
Is new build mastic in North Leith guaranteed?
Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Can you do new build mastic in North Leith?
Yes, North Leith is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Will the old sealant be removed?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
Do you have insurance?
Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.
Is it worth trying it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Do I need to be at home?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.
