Sand mastic for homes and businesses in Stenhouse
For a listed home or one in a conservation area, ask your local planning authority whether consent is needed for work to windows. Like-for-like sand mastic is often the preferred finish. If you have tired mastic found when preparing windows for paint and cement or filler used on old window joints that has cracked, we can put it right.
In a Scottish city, many flats have windows two, three or four floors up, so the mastic outside can go unchecked for years. Access is the first thing to plan for a job in Stenhouse, and in a tenement the outside of the building may be a shared repair.
Your job is guaranteed for a year, as with all our work.

DIY sealant or a professional job?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

How the visit works
Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours per window, depending on the condition of the joints. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Stenhouse, it helps to know the floor, the door entry arrangements and the nearest parking.
- We check the window surrounds and agree which joints need renewing.
- We rake out the old mastic and clean the joint.
- Large voids are packed out first, so the mastic isn’t too thick.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- We dress the surface so it sits neatly against the masonry.
Preparing for the visit
- Let us know about parking restrictions
- Tell us about access, such as stairs, a lift or high-level joints
- Where the joints are inside, avoid wetting them before we arrive

What happens if it’s left?
If you’re redecorating, renew the mastic first. Paint over cracked mastic will not stop the gaps and traditional guidance is to leave the new mastic unpainted. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.
Why us?
- Full insurance on every job
- 20+ years of sealant experience
- Arbo and Everbuild products
- Anti-fungal sanitary silicone in wet areas
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Keep sills and gutters clear so water drains away
- Ask the planning authority about consent for listed or conservation-area homes
- Avoid patching sand mastic with silicone
- Check the mastic when you check the paintwork
Make sure water drains away from the window surround. Constant wetting wears the mastic faster.
Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.
Frames and glazing around Stenhouse
Stenhouse is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
Historic houses such as Caroline Park, about 3.5 miles north, show how far back building around Stenhouse goes, and older homes nearby need a sealant that suits their walls. For landlords with property near Slateford station, cracked sand mastic around sash windows lets in the draughts tenants complain about.

FAQs for Stenhouse
Is sand mastic in a coastal place like Stenhouse any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
How is work on the outside of a tenement in Stenhouse usually arranged?
The owners of the flats usually agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds don’t. Windows often belong to the individual flat, but it’s worth checking your deeds.
Which is right for my windows, sand mastic or modern sealant?
For period timber windows in stone or brick, sand mastic is often the better fit. On modern frames, we’d normally use a flexible sealant, and we will explain why.
Do you guarantee sand mastic work?
Our 12-month guarantee covers every job, sand mastic included.
Will you leave a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
Is it possible to take out silicone and use sand mastic instead?
Yes, we do this often. The old silicone has to come out completely so the mastic can sit properly.
Can landlords and businesses book you?
Yes. As well as householders, we work for landlords, agents, businesses and hotels in Stenhouse.
How long does sand mastic take to go off?
A skin forms quite soon, but full hardening takes longer. We’ll explain what to expect before we leave.
When to call us in Stenhouse
Shallow joints are a common cause. Mastic that is too thin cracks and drops out so we make sure the new mastic is the right thickness.
It’s worth asking for a quote if you see:
- A silicone bead on a sash window that spoils the look
- Weathered mastic on the most exposed windows
- Patchy fillers round a sash window
- Old sand mastic that has cracked, crumbled or fallen out
Managing a site like Balgreen Primary School? Then the mastic around its windows and doors needs looking after like any other building’s.
