Sand mastic in Wester Broom, done properly
Traditional burnt sand mastic that sits naturally against stone and brick. It suits period and listed homes where a modern sealant bead would stand out. Common call-outs are for mastic that needs renewing before redecorating and patchy fillers round a sash window, on brick reveals, tenement windows and stone surrounds.
Tenement flats in Scotland’s cities often have windows high above the street, where failing mastic is easy to miss. For a flat in Wester Broom, access is the first thing to plan, and in a tenement the outside of the building may be a shared repair.

Windows and doors in Wester Broom
Wester Broom is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Edinburgh’s Old and New Towns are a UNESCO World Heritage Site, with sash windows throughout the Georgian New Town. If a home is listed or in a conservation area, it’s worth checking with the council before changing the look of windows or walls.
Rented homes near South Gyle station change hands often, and any sash windows need sound mastic to keep draughts and rain out. For site and facilities teams at buildings such as Forrester High School, larger buildings have plenty of frames, and the mastic around each one ages. Historic houses such as Caroline Park, about 3.7 miles north-east, show how far back building around Wester Broom goes.

How to look after the new joints
To keep the joints looking good and working properly:
- Clear gutters so water does not pour onto the windows
- Sort the mastic before the decorators arrive
- Avoid patching sand mastic with silicone
- Check with your local planning authority if your home is listed
Don’t touch or press the mastic while it hardens. It forms a skin fairly soon but needs longer to fully harden.
It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.

DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Questions from Wester Broom
Does living near the coast affect sand mastic in Wester Broom?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.
How is work on the outside of a tenement in Wester Broom generally arranged?
The owners of the flats usually agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds do not. Windows often belong to the individual flat, but it’s worth checking your deeds.
Is it messy?
Tidy work is part of the job. We protect what’s around the joints.
How long does sand mastic take?
It depends on the size of the job, but as a guide it takes anything from a few hours to a full day, depending on how many windows. We will give you a better idea when we quote.
Can old silicone round a sash window be swapped for sand mastic?
In most cases. The silicone is cut out and the joint cleaned before the sand mastic goes in.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
Which products do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Do you come to Wester Broom?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland.
