Inverleith homes and the weather

Inverleith is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, and many buildings use a factor to arrange it. Windows generally belong to the flat, but the title deeds have the final say.

Letting a property close to Edinburgh Waverley station? Then older sash windows in a rental need their mastic kept sound to keep the weather out. If you look after a building such as Broughton High School, larger buildings have plenty of frames, and the mastic around each one ages.

About our sand mastic in Inverleith

Our applicators renew the sand mastic around sash and case windows and doors set in stone or brick. The old mastic is raked out, the joint is prepared and new mastic is shaped by hand. If you have mastic round period door frames that has failed and tired mastic found when preparing windows for paint, we can put it right, on sash and case windows, period & listed homes and timber door frames alike.

Older stone-built tenements in Scotland’s cities were built with sash and case windows, though many have since been replaced. In Inverleith, as anywhere, the mastic between frame and wall is what stops draughts and rain getting in.

You’re covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

What sealant work can’t fix

Before you book, it’s worth knowing the limits:

  • Broken panes
  • Sashes that rattle, stick or won’t open
  • Crumbling stone or brickwork round the window

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Tenement windows
  • Timber door frames
  • Brick reveals
  • Period & listed homes
  • Stone surrounds
  • Sash and case windows

The process

You do not need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes a few hours per window, depending on the condition of the joints in most cases. Inside a flat in Inverleith, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Mention any leaks or damp you’ve noticed
  • For business premises, tell us about site rules or sign-in

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

We work for landlords and letting agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Why it’s worth doing now in Inverleith

Before painting the windows, it pays to renew the mastic. Painting over failed mastic does not seal it and traditional guidance is to leave the new mastic unpainted. In a tenement flat in Inverleith, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Do you need sand mastic in Inverleith?

Decorating can disturb tired mastic. Many people find it crumbling when they prepare the windows, which is a good time to renew it.

If you can see any of these, it’s time to have the joints looked at:

  • Draughty sash windows at the surround
  • Gaps between timber frames and stone or brick
  • Mastic dropping out of the joint
  • Mastic that needs renewing before redecorating

If you live in an older home near Inverleith Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

  • Whether all the old sealant comes out first

Inverleith questions

Does the coastal weather in Inverleith affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Do you work for landlords with property near Edinburgh Waverley station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Which is right for my windows, sand mastic or modern sealant?

It depends on the window. Period windows in stone or brick generally suit sand mastic and newer frames generally get a flexible sealant.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Can you seal over the old sealant?

No, because it fails. We remove every bit of old sealant first.

Is it possible to take out silicone and use sand mastic instead?

Yes. We remove the silicone and clean the joint, then point it with sand mastic.

Do you come to Inverleith?

Yes, we do. Our applicators work in Inverleith, and the service is the same as everywhere else.
