Trinity Sand Mastic
Problem with your window and door surrounds in Trinity? We remove the old material, prepare the joints and seal them properly.
- Mastic worn away on windows facing the weather
- Mastic that needs renewing before redecorating
- Cracked mastic round a front door frame
About our sand mastic in Trinity
Our applicators renew the sand mastic around sash and case windows and doors set in stone or brick. The old mastic is raked out, and new mastic is applied and shaped by hand. We work on tenement windows, sash and case windows and brick reveals, and people most often call us about cracked mastic round a front door frame and wind and rain getting in round a sash window.
Tenement flats in Scotland’s cities often have windows high above the street, so the mastic outside can go unchecked for years. For a flat in Trinity, access is the first thing to plan.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

How we quote for sand mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- How easy the joints are to reach
- Any mould that needs treating
- The size of the job
- Whether old sealant or filler has to be cut out
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.
What we need to know
To help us quote quickly, please include:
- The type of property
- Whether it has been sealed before
- A few photos by email, if you can
- Where the property is
To get a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before work begins.
Windows and doors in Trinity
Trinity is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
In the older streets around Newhaven Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Rented homes near Edinburgh Waverley station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about.

What happens on the day
We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. It normally takes anything from a few hours to a full day, depending on how many windows. Inside a flat in Trinity, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.
- We check the window surrounds and agree which joints need renewing.
- The loose and crumbling mastic is raked out and the joint cleaned.
- Large voids are packed out first, so the mastic is not too thick.
- Sand mastic is mixed and applied by hand, then shaped to the joint.
- We dress the surface so it sits neatly against the masonry.
How to prepare
- Mention if the joints have been sealed before
- Mention any parking rules near the property
- Keep children and pets away from the work area

Advice
DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
FAQs for Trinity
How is work on the outside of a tenement in Trinity usually arranged?
Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds don’t, and we can quote for the factor or the owners directly.

Keeping the joints in good condition
Good habits help new joints last longer. A few tips:
- Renew mastic before redecorating the windows
- Inspect the joints round the windows every year or so
- Make sure water runs off the sill
- Have rotten timber repaired before new mastic goes in
Leave the new mastic unpainted, as traditional guidance advises. If you’re redecorating, ask us first.
Renewing mastic before redecorating saves doing it twice. Paint over cracked mastic only covers it up.
Do you need sand mastic in Trinity?
Most of it is simply age. Even well-laid mastic needs renewing in time, depending on exposure and upkeep.
These are the problems we are asked about most:
- Modern sealant on a period surround
- Wind and rain getting in round a sash window
- Window mastic to renew ahead of painting
- Cement or filler used on old window joints that has cracked
Schools such as Trinity Academy are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

Timber door frames
Sand mastic is used round timber door frames too. The method is the same as for windows.
Sash and case windows
The box of a sash and case window sits in the stone or brick opening. The gap round it is pointed with sand mastic.
