About our remedial sealant in Trinity
Removing failed sealant is the hardest part of the job. We cut out every layer, clear the residue and degrease the surfaces, without scratching tiles, trays or frames. New sealant only bonds to a clean, dry joint. Common call-outs are for worktop sealant that has shrunk and split and sealant peeling off a dusty or damp surface, across mouldy bath & shower sealant, failed movement joints and expansion joints.
Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath, and that is as true in Trinity as anywhere in the city.
Every job is covered by a 12-month guarantee.

What happens if it’s left?
It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful removal is most of a remedial job. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Trinity, damp can travel a long way before it shows.
The cost depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

Movement & expansion joints
Movement joints in floors, walls and façades need a flexible sealant set to the right depth. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed with a low-modulus product.
Windows & doors
Some leaks around windows come from the wall or the window itself. If the frame joint is not the cause, we will say so.
What affects the cost of remedial sealant
There’s no set price list, because jobs vary so much. What we look at:
- How many areas need sealing
- Whether the work is at height
- When we can work, for business premises
- Which sealant suits the joint
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.
Helping us quote
Photos help, but a description is a good start. Please mention:
- What’s wrong with the joints now
- Any access issues, like height or stairs
- Whether it has been sealed before
- How many joints, rooms or windows are involved
For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear price before any work starts.
What happens on the day
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for most joints, depending on how much old sealant has to come out. Inside a flat in Trinity, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.
- First we work out whether the problem is the sealant, movement or a leak.
- Old beads and residue are removed down to clean surfaces.
- We treat any mould and dry the joint thoroughly.
- The right product goes in, with backing where the joint moves.
- We finish neatly and point out anything that needs another trade.
Before we arrive
- Let us know about earlier repairs to the joints
- For business premises, tell us about site rules or sign-in
- Clear items away from the joints we’re working on

Work for landlords, hotels and businesses
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
What remedial sealant looks like in Trinity
Trinity is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
Schools such as Trinity Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Letting a property close to Edinburgh Waverley station? Then a joint that keeps failing is best fixed properly while the property is empty. Homes close to Newhaven Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Should I try it myself first?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Keeping the joints in good condition
Looking after new joints is easy, and it makes a real difference:
- Act on a lifting corner straight away
- Check ceilings under showers for marks
- Never seal over old silicone
- Keep the room well ventilated
Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.
A failing joint rarely gets better on its own. Every shower or downpour sends more water through, into whatever is behind or below. Sorting it early limits the damage.
Trinity questions
Can a failed shower seal in a tenement flat in Trinity leak into the flat below?
It can. Tenement floors are usually timber, and water from a failed seal can find its way down to the flat below, and then the repair involves your neighbours too. Replacing tired sealant early is the simplest way to avoid that.
I let a flat near Edinburgh Waverley station. Can you help?
Yes, we work for letting agents and landlords. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.
Do you have insurance?
Yes. We are fully insured.
Do you take out the old sealant first?
Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.
What should I tell you?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.
When is the sealant fully cured?
Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint.
How long does remedial resealing take?
It takes a few hours for most joints, depending on how much old sealant has to come out. We’ll give you a timescale when we quote.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we are using.
