Remedial sealant in Granton

Remedial sealant in Granton, done properly

Water on the floor doesn’t always mean failed silicone. A cracked tray, a failed shower valve or a leaking waste can look just the same. If that is what we find, we will tell you rather than reseal something that won’t fix it. If you’re dealing with dark patches showing through the sealant and products that weren’t meant for the joint, we can put it right, on leaking tray & enclosure joints, shrunken worktop sealant and mouldy bath & shower sealant alike.

Tenement flats are common in all four of Scotland’s big cities, alongside suburban houses and modern blocks. With flats above and below, a leak from a tired seal can reach the flat underneath, and that’s as true in Granton as anywhere in the city.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

What happens if it’s left?

Stripping out botched sealant adds time to a reseal, but rarely a lot: it takes a few hours for a typical bath or shower, longer where several layers have been applied. Compared with chasing the same leak every few months, it’s time well spent. Private landlords in Granton must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Remedial sealant around Granton

Granton is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

For site and facilities teams at buildings such as Ainslie Park High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around Granton Congregational Church, older homes can move a little, which is hard on rigid grout and tired sealant.

The process

On the day, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. The work normally takes a few hours, depending on how many layers have to come out. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Granton, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. Every layer of old sealant is cut and cleaned out.
  3. We clean the joint, treat any mould and let it dry.
  4. We use the right backing and sealant for any joint that moves.
  5. We tool the joint and tell you about anything else that needs attention.

When something else is needed

Before booking, it’s worth knowing the limits:

  • Tiles that have come away from the wall
  • A tray or worktop that needs refixing first
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Expansion joints
  • Botched or over-sealed joints
  • Failed movement joints
  • Shrunken worktop sealant

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Run the fan after every shower
  • Ask why a joint failed before redoing it
  • Keep bleach and abrasives off the bead
  • Act on a lifting corner right away

Leave the new joint to cure fully before it gets wet or moves: follow the cure time we give you.

Don’t keep resealing the same joint. Have someone find out why, otherwise the next attempt will fail too.

What we are called out for in Granton

Even good sealant ages. Over the years it shrinks, hardens and gets colonised by mould. Then the only fix is removal and a new bead.

People normally contact us after spotting one of these:

  • Gaps opening along the back of the worktop
  • A second bead peeling off the first
  • Black mould underneath the bead
  • Movement joints that have split or pulled away

Rented homes near Haymarket station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.
