Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

West Pilton questions

I’m in a tenement in West Pilton. Could worn sealant affect the flat downstairs?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. A proper reseal, with all the old sealant cut out, stops it at the source.

Do you work for landlords with property near Haymarket station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Do you guarantee remedial jobs?

Yes. You get our 12-month guarantee, and we are fully insured.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.

Are you fully insured?

Yes. Full insurance covers our work.

Do you fix expansion and movement joints?

Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Looking after it afterwards

Aftercare is simple:

  • Do not point over movement joints
  • Don’t wait for a small gap to become a leak
  • Use a soft cloth, not a scourer, on silicone
  • Keep an eye on the ceiling below the bathroom

Give the new sealant its full cure time: generally around 24 hours, or as long as we advise.

Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.

How the visit works

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, depending on how many layers have to come out. Parking in city streets around West Pilton can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

How to prepare

  • Let us know about stairs, lifts or work at height
  • Mention if the joints have been sealed before
  • Clear items away from the joints we’re working on

Honest limits

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • A bath, tray or worktop that moves until it’s properly fixed
  • A tray or bath that’s cracked
  • Failed tanking or loose tiles behind the sealant

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Expansion joints
  • Failed movement joints
  • Shrunken worktop sealant

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

West Pilton is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. What we are called out for in West Pilton

Joint depth matters. Sealant packed too deep, or stuck to the back of the joint as well as the sides, cannot stretch, so it tears when the joint moves. Backing rod or bond-breaker tape prevents it.

The problems people usually mention when they call are:

  • Black mould underneath the bead
  • A second bead peeling off the first
  • Thick, messy sealant smeared over tiles
  • Repeat leaks from the same joint

Schools such as Ainslie Park High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

  • Whether VAT is included
  • Whether all the old sealant comes out first
  • How long to leave it before use
  • Are they insured?
