Work for landlords, hotels and businesses

If you manage several properties in or around Edinburgh Waterfront, several properties can go on one quote. Just tell us the addresses and what each one needs.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.

Remedial sealant in Edinburgh Waterfront

Removing failed sealant is the hardest part of the job. We cut out every layer, clear the residue and degrease the surfaces, without scratching tiles, trays or frames. Only then can new sealant bond. If you are dealing with kitchen joints letting water behind the worktop and products that weren’t meant for the joint, we can put it right.

From stone-built tenements to new flats and suburban houses, Edinburgh Waterfront is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

What we do, step by step

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours for most joints, depending on how much old sealant has to come out. Inside a flat in Edinburgh Waterfront, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. Once dry, a suitable sealant is applied and tooled.
  5. You get the cure time and our view on why the joint failed.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Try not to wet indoor joints just before the visit
  • Mention any parking rules near the property

Movement & expansion joints

A movement joint must be able to stretch. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed with a low-modulus product.

Leaking trays & enclosures

Repeat shower leaks often come from a tray that flexes or an enclosure sealed in the wrong place. We check both before any new sealant goes on.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Movement from fittings that aren’t supported
  • Plumbing leaks behind walls or under trays
  • Tiles that have come away from the wall

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Edinburgh Waterfront questions

I let a flat near Haymarket station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Do you cover Edinburgh Waterfront for remedial sealant?

Yes, Edinburgh Waterfront is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Can failed expansion joints be resealed?

Yes. Backing sets the depth and stops the sealant sticking to the back.

How long will it take to strip and reseal the joint?

Allow a few hours, depending on how many layers have to come out. You will know the timing when we quote.

Someone resealed my shower and it’s leaking again. Can you help?

Yes, usually. First we check whether the leak is the sealant at all, then strip and reseal the joints.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.

Remedial sealant around Edinburgh Waterfront

Edinburgh Waterfront is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, and in a tenement, a leaking seal can reach the neighbours below.

Letting a property close to Haymarket station? Then a joint that keeps failing is best fixed properly while the property is empty. For site and facilities teams at buildings such as Ainslie Park High School, we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to Granton Congregational Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Edinburgh Waterfront is about 2 miles north-west of Silvermills, in Edinburgh. Jobs in Edinburgh Waterfront get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Across Edinburgh, we cover 175 places, Edinburgh Waterfront among them.

Postcode districts we cover here for remedial sealant: EH5, EH4 and EH95. Local streets include Herring Road, Merlin Avenue and Crewe Road West, and we cover them all. Other places close to Edinburgh Waterfront include West Pilton (1 mile south), Granton (1 mile south-east), Pilton (1 mile south), Muirhouse (1 mile south-west) and Crewe Toll (1 mile south). Further out, we also cover Edinburgh (3 miles south-east), Leith (3 miles east), Bonnington (3 miles east), Greenside (3 miles south-east), Broughton (3 miles south-east) and West End (3 miles south-east).

Why deal with it now?

Spraying mould remover on a sealed-over joint doesn’t reach what’s underneath. The layers have to come out, and the joint treated and dried before resealing. In a tenement flat in Edinburgh Waterfront, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Why us?

  • We agree the colour with you first
  • A choice of colours where the product allows

What affects the cost of remedial sealant

The quote reflects the job in front of us. We look at:

  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove
  • When we can work, for business premises
  • Whether there’s mould to deal with

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • Roughly how big the job is
  • Where the property is
  • If it’s domestic, commercial or a hotel
  • Pictures of the joints, sent by email

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work and give you a clear quote.
