Leave it or put it right?

Remedial work takes longer than a straight reseal, but rarely a lot: it takes a few hours, depending on how many layers have to come out. Compared with chasing the same leak every few months, it’s time well spent. Scottish rain finds any gap around a frame or wall joint, and in Merchiston, damp can spread through stone and plaster before anyone sees it.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Remedial sealant in Merchiston

Water on the floor does not always mean failed silicone. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. If that is what we find, we will tell you rather than reseal something that will not fix it. We’re often asked to deal with a shower that leaks however often it’s resealed and decorators’ caulk around a bath or shower, on mouldy bath & shower sealant, shrunken worktop sealant and failed movement joints.

From stone-built tenements to new flats and suburban houses, Merchiston is in a city with every kind of home. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

What we cannot put right

We’d rather tell you now than do work that won’t last, so these are the limits:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Plumbing leaks behind walls or under trays
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Failed movement joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Expansion joints
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant

How the visit works

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for most joints, depending on how much old sealant has to come out. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Merchiston, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. We strip the joint completely, removing any layers below.
  3. The joint is cleaned, treated for mould and left to dry.
  4. We use the right backing and sealant for any joint that moves.
  5. We tool the joint and tell you about anything else that needs attention.

Windows & doors

A frame that keeps leaking may not be the mastic. If the frame joint is not the cause, we will say so.

Movement & expansion joints

Joints filled with mortar, grout or rigid filler can’t move. We rake that out where it can be removed and seal with a flexible product.

Quotes for remedial sealant in Merchiston

We quote each job individually. These are the things that affect it:

  • Working hours on commercial sites
  • Mould in or behind the old joints
  • The amount of work
  • How many rooms, windows or areas are involved

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • Pictures of the joints, sent by email
  • What’s wrong with the joints now
  • Roughly how big the job is
  • If someone has resealed it before

If you’re in Merchiston and need remedial sealant, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Common problems we fix in Merchiston

Sealant needs a clean, dry surface with no grease on it. Soap film, dust, damp or old residue stop it gripping, and the joint starts to come away early.

Any of these means the joints need attention:

  • A second bead peeling off the first
  • Kitchen joints letting water behind the worktop
  • Torn expansion joints
  • Wide, uneven beads that look worse than the old ones

In the older streets around Christ Church, walls and floors in older homes can move, and sealant and grout show it first.

What your quote should include

  • How the joint is cleaned and prepared
  • What the cure time is
  • What the quote includes, VAT included or not
  • What product goes in the joint

What remedial sealant looks like in Merchiston

Merchiston is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Rented homes near Haymarket station change hands often, and a joint that keeps failing is best fixed properly while the property is empty. Schools such as Boroughmuir High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Merchiston: your questions answered

Do you work in hotels near Merchiston?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

I’m in a tenement in Merchiston. Could worn sealant affect the flat downstairs?

It can. Tenement floors are generally timber, and water from a failed seal can find its way down to the flat below. Replacing tired sealant early is the simplest way to avoid that.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Can you strip sealant from an acrylic tray safely?

Yes. Residue is removed with a product suited to the surface rather than scraped hard, so the new sealant bonds cleanly.

Do you have insurance?

Yes. We’re fully insured, and we can confirm the details when we quote.

Will it make a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

I rent my home. Can I book you?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures.
