Remedial sealant in Lochend

Water on the floor doesn’t always mean failed silicone. A cracked tray, a failed shower valve or a leaking waste can look just the same. If that is what we find, we’ll tell you rather than reseal something that will not fix it. If you are dealing with a second bead peeling off the first and a shower that leaks however often it’s resealed, we can help, on expansion joints, failed movement joints and shrunken worktop sealant alike.

In Scotland’s cities, including the area around Lochend, many older flats had their bathrooms added into small rooms later on. Rooms like that are often small and slow to dry out, and steam with nowhere to go is what turns sealant black and grout grey.

Big or small, it’s backed by our 12-month guarantee.

What the job involves on each surface

Worktops & kitchens

If a worktop moves when you lean on it, the sealant will keep splitting. It needs fixing down first, and we will tell you if we find it.

Leaking trays & enclosures

A cracked tray, failed valve or leaking waste needs a different fix. We will tell you what we find.

How the visit works

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take a few hours for a typical bath or shower, longer where several layers have been applied. For a tenement in Lochend, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Preparing for the visit

  • Move anything stored near the joints
  • Keep children and pets away from the work area
  • Tell us about access, such as stairs, a lift or high-level joints

Your questions about remedial sealant in Lochend

I let a flat near Edinburgh Waverley station. Can you help?

Yes. We work for landlords and agents as well as householders. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Do you work for hotels and guest houses in Lochend?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Can you fix a reseal that hasn’t worked?

Yes, generally. First we check whether the leak is the sealant at all, then the joints are stripped and resealed.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. Our applicators cover Lochend.

Do you come to Lochend?

Yes. We are based in Crawley and work across South East England, London and Scotland, Lochend included.

What if resealing will not fix my leak?

We check for that before we reseal. If we find the leak is elsewhere, we tell you before going further.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

Signs you need remedial sealant in Lochend

Movement tears sealant that isn’t designed for it. A bath that flexes, a tray that rocks or a building joint that opens and closes split any bead that’s too stiff or too thin.

Signs it’s time to call us include:

  • Leaks that keep coming back after resealing
  • Movement joints that have split or pulled away
  • Beads that never stuck properly
  • Products that weren’t meant for the joint

For landlords with property near Edinburgh Waverley station, botched sealant from a previous quick fix is easier to strip out between tenants.

How to choose a mastic man

Why deal with it now?

DIY removal often leaves scratches and a film of residue, and any film left behind stops new sealant sticking. Careful stripping is where most of our time goes. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Look for stains below bathrooms now and then
  • Use a soft cloth, not a scourer, on silicone
  • Never fill a movement joint with mortar or grout
  • Deal with small splits early

If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, because the new sealant cannot hold back a problem underneath.

Signs to act on: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Each one is worth getting looked at.

Remedial sealant around Lochend

Lochend is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Lochend has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Homes close to St Ninian and Triduana's Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Managing a site like Mannafields Christian School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

When something else is needed

We’ll always be straight with you, so here’s what new sealant won’t do:

  • A tray or bath that is cracked
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Failed tanking or loose tiles behind the sealant

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.
