Regrouting for Granton homes and businesses

Regrouting in Granton

We regroute showers, bathroom walls and floors, splashbacks and wet rooms. Some jobs are a whole room, others just the shower. Either way, tiled areas in Granton are handled the same careful way. If you’re dealing with grout washed out of a shower and grout in corners that has cracked, we can put it right, whatever the surface.

From stone-built tenements to new flats and suburban houses, Granton is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

Your job is guaranteed for a year, as with all our work.

Questions from Granton

Can a failed shower seal in a tenement flat in Granton leak into the flat below?

Yes, and the first sign is often a mark on the ceiling below. Cutting out the old sealant and laying a fresh bead puts a stop to it.

I let a flat near Haymarket station. Can you help?

Yes, we work for letting agents and landlords. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us, and we are fully insured.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few photos.

How long should I wait before showering?

The wait depends on the materials and how warm the room is. We will give you a time to follow when the job is done.

Are you ARBOMaster approved?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Looking after it afterwards

Looking after new joints is easy:

  • Use a squeegee on the tiles after showering
  • Avoid neat bleach and strong acid descalers on grout
  • Open a window or run the fan to clear steam
  • Clean with a soft brush, not anything metal

If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and lets water in.

Small problems with grout are quick to put right. Left, the same problem can let water through so it’s worth dealing with as soon as you spot it.

Leave it or put it right?

Regrouting keeps the tiles you already have. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and often a few days without a shower. When the tiles are fine, it’s the sensible first step. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

How we quote for regrouting

Every job gets its own quote. These are the things that affect it:

  • The old material and how stubborn it is
  • The size of the job
  • When we can work, for business premises
  • Any mould that needs treating

The cost depends on the amount of work, how hard the old material is to remove and access to the work. We give a clear quote before we start.

What to tell us for a quote

What to tell us when you ask for a quote:

  • How we’d reach the joints
  • Any previous sealing or DIY work
  • The problem you’ve noticed
  • Whether it’s a home or a business

Need a quote? Please drop us a line at info@mrmastic.co.uk with a few details. We will explain what we’d do and send you a clear quote before we start.

Surface by surface

Bathroom wall tiles

Whole bathroom walls can be regrouted in one visit or more, depending on the area. It’s a good time to change the grout colour.

Wet rooms

Wet rooms have water across the floor, so good grout is important. We check for loose tiles before starting.

Regrouting around Granton

Granton is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

In the older streets around Granton Congregational Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you let a flat or house near Haymarket station, a regrout while the flat is empty is quicker than working around a tenant. If you look after a building such as Ainslie Park High School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Granton is about 2 miles north of Edinburgh, in Edinburgh. Anywhere in EH5, we can carry out regrouting at your property. 175 places in Edinburgh are on our list.

We cover every part of the EH5, EH4 and EH3 postcode area for regrouting and the streets around it. We cover properties on Ferry Road, Granton Road and Pilton Avenue. Granton sits on or near the A903. Close by, we work in Boswall (1 mile east), Pilton (1 mile south-west), Crewe Toll (1 mile south-west), Edinburgh Waterfront (1 mile north-west) and East Pilton (1 mile south). We also work in nearby towns such as Buccleuch (3 miles south-east), Dumbiedykes (3 miles south-east), Sciennes (3 miles south-east), Merchiston (3 miles south), Newington (3 miles south-east) and Queensferry (7 miles west).

Landmarks near Granton

For rail, the closest station is Haymarket station, roughly 2.2 miles south of the centre. Nearby you’ll also find Newhaven Heritage Museum (1.3 miles east) and Ocean Terminal (2 miles east). Open spaces near Granton include Dunsapie Loch and Corstorphine Hill.

What we do, step by step

When we arrive, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. The work usually takes a few hours, or longer for a fully tiled room. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Granton, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Preparing for the visit
