About our regrouting in Boswall
Regrouting is generally paired with resealing. Grout is for the joints between tiles, but internal corners and edges flex, so they need flexible silicone instead. Renewing both together means nothing is left half-done. If you’re dealing with grout that makes sound tiles look old and dirty, worn grout on a tiled floor, we can put it right, on bathroom wall tiles, wet rooms and kitchen splashbacks alike.
From stone-built tenements to new flats and suburban houses, Boswall is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.
We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

What sealant work can’t fix
New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:
- Tiles that are chipped or split
- Tiles that have come away from the wall
- Movement in a stud wall or floor
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Work for landlords, hotels and businesses
Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
What happens on the day
We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take a few hours for a shower enclosure, longer for a whole room. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Boswall, tell us the floor, how the door entry system works and where we can park nearby.
- First we agree what’s being done and flag any loose tiles.
- We remove the old grout carefully.
- The joints are cleaned out and vacuumed.
- The new grout goes in, then the tile faces are cleaned.
- We renew the silicone at the corners and edges.
Before we arrive
- Mention if the joints have been sealed before
- Try not to wet indoor joints just before the visit
- Let us know about stairs, lifts or work at height

How we quote for regrouting
Some jobs are bigger than they look, and some smaller. The main factors:
- How many rooms, windows or areas are involved
- Whether the work is at height
- The product the joint needs
- The number and length of the joints
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.
What we need to know
Photos help, but a description is a good start. Please mention:
- Pictures of the joints, sent by email
- What’s wrong with the joints now
- Whether it’s a home or a business
- Where the job is, and your postcode
For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we will talk you through the work.
Regrouting in Boswall: local notes
Boswall is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Letting a property close to Edinburgh Waverley station? Then stained grout drags a rental down, and regrouting between lets puts that right. Managing a site like Broughton High School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Granton Congregational Church, walls and floors in older homes can move, and sealant and grout show it first.
Boswall is about 1 mile north-west of Bellevue, in Edinburgh. From the centre of Boswall to the outskirts, we cover regrouting for every kind of property. Boswall is one of 175 towns and villages in Edinburgh we cover.
Every address in EH5, EH3 and EH4 is covered for regrouting. Whether your property is on Ferry Road, Wardie Road and Granton Road or anywhere close by, we can help. Main roads around Boswall include the A903, so getting to you is simple. We also cover the places around Boswall: Granton (1 mile west), Goldenacre (1 mile south-east), Inverleith (1 mile south), Trinity (1 mile east) and Pilton (1 mile west). Larger places within reach include Sciennes (3 miles south-east), Merchiston (3 miles south), Newington (3 miles south-east), Queensferry (7 miles west), Burgh Muir (3 miles south-east) and Lochend (3 miles south-east).
Near you in Boswall
We work in homes and buildings around Starbank Park, Trinity Academy and Old Chain Pier pub and the streets around them. The nearest railway station is Edinburgh Waverley station, about 1.9 miles south-east of the centre. Other landmarks nearby include Newhaven Heritage Museum (1 mile east) and Western General Hospital (1 mile south-west). Not far away are Dunsapie Loch and Corstorphine Hill.
Your questions about regrouting in Boswall
I let a flat near Edinburgh Waverley station. Can you help?
Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.
Could a leaking bath seal in my Boswall flat reach the neighbours below?
Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below, and then the repair involves your neighbours too. It’s worth sorting sealant and grout before it gets that far.
Could my grout be a different colour after regrouting?
Yes. Many clients do. A darker grout hides marks better and lighter grout gives a fresher look.
What guarantee comes with the work?
Every job comes with our 12-month guarantee, and we are fully insured.
Can you regrout if a few tiles are loose?
Loose or hollow tiles are a sign of a problem behind them. Grout on its own will not fix that and we will say so before going ahead.
Are you fully insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
Can you do several jobs on one visit?
Yes. More than one area can be quoted together.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status.
Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Different surfaces, different methods
Wet rooms
Both the grout and the silicone in a wet room matter. We renew both.
Bathroom wall tiles
Tiles away from the shower stay drier but grout there still discolours. Regrouting brings them back in line.
Leave it or put it right?
Colouring the surface of old grout is a quick cosmetic fix. They do not fill cracks or stop water, and stains can show through again. Raking out and regrouting replaces the grout itself. Wind-driven rain gets into any failed joint on the outside of a city building, and in Boswall, damp can spread through stone and plaster before anyone sees it.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
