External Mastic in Trinity
Our applicators work in Trinity on sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly.
- Rain getting behind render or cladding at a joint
- Cracked joints where brick meets render or frames
- Old sealant gone brittle and cracked
When something else is needed
In fairness, there are a few things sealant will not fix:
- Render that is blown, hollow or coming away
- Movement that’s more than a sealant joint can take
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

About our external mastic in Trinity
External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We take the old material out and do it properly. We work on brickwork movement joints, render & cladding joints and façade panels, and common reasons people get in touch are damp patches traced to an open external joint and hard, crazed mastic that has stopped moving.
In a Scottish city tenement, the roof, gutters and outside walls are shared by all the flats. For a tenement in Trinity, repairs to shared parts are usually agreed between the owners, often through a property factor.
Every job is covered by a 12-month guarantee.

Questions from Trinity
Do you work for landlords with property near Edinburgh Waverley station?
Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
How do repairs to the shared parts of a tenement in Trinity get organised?
It normally goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds don’t.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us and we’re fully insured.
Can you match the colour of my brickwork?
The aim is a neat, even joint in a colour that suits the wall. We’ll talk through colour options before we start from the range available.
Do you seal joints where cladding meets other materials?
Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. The colour is chosen to suit.
Where do you work from?
Mr Mastic is based in Crawley. We cover Trinity and the rest of Edinburgh, along with the rest of our area.
Will you leave a mess?
No. The area is protected while we work and cleaned up afterwards.
Can you quote for more than one area?
Of course. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.
Different surfaces, different methods
Cladding and façade panels
If the façade has a specified sealant, that is what we use. Send us any details you have about the façade.
Brickwork movement joints
Clay brickwork grows slightly over its life and moves with the weather. That movement goes into the joint, so its sealant has to stay flexible.
What happens on the day
We bring everything the job needs with us. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a few hours to a few days, depending on the length of joint and the access. Parking in city streets around Trinity can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.
Preparing for the visit
- Mention any sign-in or site rules at work premises
- Let us know if you’ve seen damp or leaks
- Clear the area around the work

Work for landlords, hotels and businesses
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
Do you need external mastic in Trinity?
Many joints fail because they were sealed too deep or with nothing behind them. Sealant bonded to three sides has nowhere to go and tears as soon as the joint widens.
It’s worth asking for a quote if you see:
- Weathered mastic that no longer stretches
- Weeds or debris growing in open joints
- Joints where the bead has come unstuck
- Failed sealant between panels on a façade
If you live in an older home near Newhaven Parish Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.
Comparing quotes

- How much experience the applicator has
- What insurance they hold
- Which colour the sealant will be
Why act early in Trinity
Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Trinity, damp can travel a long way before it shows.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Why us?
- Arbo and Everbuild products
- We are fully insured
- Approved under the ARBOMaster scheme
- Tidy, careful work

External mastic in Trinity: local notes
Trinity is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, often through a property factor. The title deeds set out which parts are common.
Schools such as Trinity Academy are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Letting a property close to Edinburgh Waverley station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

Nearby you’ll also find Leith Hospital (0.9 miles east) and Newhaven Heritage Museum (within half a mile north-east). Green spaces nearby include Salisbury Crags and The New Leaf Co-op.
Keeping the joints in good condition
After the cure time, these simple habits help:
- Tell anyone working on the walls about the movement joints
- Leave the joints unpainted unless we have said otherwise
- Keep water from gutters off the wall
- Don’t let climbing plants root in the sealant
Avoid pressure-washing straight into the joints. High-pressure water can lift the edges and let water in behind.
Once a joint can’t move, the wall finds another way, often as cracks near the joint. Catch it early and you reduce the risk.
