Walls and rooflines in Silvermills
Silvermills is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Edinburgh’s Old and New Towns are a UNESCO World Heritage Site, with sash windows throughout the Georgian New Town. For listed homes and conservation areas, check with the council before changing how windows or walls look.
Homes close to St Stephen's Church include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep. Managing a site like London Street Primary School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. For landlords with property near Edinburgh Waverley station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

About our external mastic in Silvermills
Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a colour to suit. Common call-outs are for sealant that has lost its bond to the brick or render and plants rooting in failed movement joints, on concrete & block, joints between brick and frames and façade panels.
Alongside their tenements, Scotland’s cities have modern blocks with render, cladding and movement joints. Around Silvermills, as anywhere, those joints dry out and crack over time, letting water behind the face of the building.

Why deal with it now?
It often makes sense to reseal all the failing joints on an elevation together. Joints of the same age tend to fail together, and access only has to be arranged once. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Silvermills, damp can travel a long way before it shows.
What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

DIY versus a professional finish
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
What the job involves on each surface
Concrete and blockwork
Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.
Render joints
Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.
Landlords, agents and businesses in Silvermills
We also work for property managers and facilities teams in Silvermills and across Edinburgh. Several sites can go on one quote.
Hotels need rooms back in use, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.
Common questions in Silvermills
Does the coastal weather in Silvermills affect outside sealant?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are normally the first to need attention.
How do repairs to the shared parts of a tenement in Silvermills get organised?
Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 covers the common parts where the deeds don’t.
Should I point up the gap in my brickwork?
No. A mortar-filled joint can’t move, so the wall cracks somewhere else instead. Use a flexible sealant with backing rod.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator.
What’s an expansion joint in brickwork?
Brickwork, render and cladding all move a little, and planned joints take up that movement. It’s closed with backing rod and a flexible sealant.
Do you seal joints where cladding meets other materials?
Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. We pick a colour that works with both materials.
Is it OK to seal over old sealant?
No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.
What does external mastic cost?
It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.
What we do, step by step
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours to a few days, depending on the length of joint and the access and we leave things clean and tidy. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Silvermills, tell us the floor, how the door entry system works and where we can park nearby.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- Primer is applied wherever the sealant needs it.
- We gun in low-modulus sealant and tool it neatly.
How to prepare
- Let us know about stairs, lifts or work at height
- Keep children and pets away from the work area
- Mention if the joints have been sealed before

How to look after the new joints
A little care helps the new joints last. We recommend:
- Deal with leaking gutters that soak the joints below
- Wash walls gently around the sealant
- Check the sealant is paintable before painting near it
- Do not let climbing plants root in the sealant
Make sure anyone working on the wall later knows where the movement joints are. They must stay as flexible joints, never rendered or pointed over.
Once a joint cannot move, the wall finds another way, normally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.
When it is not the sealant
To be straight with you, there are a few things sealant won’t fix:
- Subsidence or other structural problems
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Render that is blown, hollow or coming away
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.
