External mastic in Dean Village, done properly
Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a colour to suit. We work on façade panels, joints between brick and frames and render & cladding joints, and common reasons people get in touch are failed sealant between panels on a façade and rain getting behind render or cladding at a joint.
On a four-storey tenement, gutter joints are a long way from the street, and a slow drip can stain and soak the stone for a long time before it’s spotted. In Dean Village, access needs planning, and work on shared parts may need the other owners’ agreement.
We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

How we quote for external mastic
Call for a quick quote. What matters most is:
- Any working-time requirements on site
- The old material and how stubborn it is
- Any mould that needs treating
- How easy the joints are to reach
What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and give you a clear quote before work begins.
Helping us quote
To make quoting easier, let us know:
- How we’d reach the joints
- What’s wrong with the joints now
- The address or postcode of the job
- Pictures of the joints, sent by email

Different surfaces, different methods
Copings and trims
A failed coping joint lets water into the top of the wall. Sealing them early saves the wall below.
Concrete and blockwork
The face of concrete or block is often dusty, so preparation is key. A primer goes on where the product requires one.
Signs you need external mastic in Dean Village
A lot of failed joints come down to preparation: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The sealant never bonds properly.
People usually contact us after spotting something like this:
- Gaps where render, brick and frames meet
- Water getting into walls through failed joints
- Joints pointed up with cement by mistake
- Weeds or debris growing in open joints
Homes close to Holy Trinity Episcopal Church include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.
What to look for in a quote
- What guarantee comes with the work
- What insurance they hold
- Whether the sealant suits the joint
- Whether VAT is included
Your questions about external mastic in Dean Village
Do you work for landlords with property near Haymarket station?
Yes, we work for landlords and agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.
How is work on the outside of a tenement in Dean Village normally arranged?
It usually goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 covers the common parts where the deeds don’t.
What is a movement joint?
Walls move with heat, cold and moisture, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
Can you match the colour of my brickwork?
There’s a good range of exterior colours, including greys, browns, whites and stone tones. We pick the one that suits your wall best so it doesn’t stand out.
Will it make a mess?
We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.
Should I point up the gap in my brickwork?
No, not if it’s a movement joint. Filling it with mortar defeats its purpose and can lead to cracking. A flexible sealant is the right fill.
Where are you based?
We work from Crawley. Our applicators cover Dean Village, along with the rest of our area.

Dean Village buildings and the weather
Dean Village is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
If you let a flat or house near Haymarket station, split movement joints are easy to miss on a rental until damp shows inside. If you look after a building such as St Mary's Music School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

How it works
When we arrive, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before work begins. Most jobs take a few hours to a few days, depending on the length of joint and the access. Inside a flat in Dean Village, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.
- First we look over the joints with you, agree which to renew and talk through access.
- The old mastic and anything lodged in the joint is removed.
- The joint faces are cleaned and primed where the sealant needs it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Preparing for the visit
- Mention any leaks or damp you’ve noticed
- Let us know about earlier repairs to the joints
- Clear the area around the work

DIY versus a professional finish
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
For landlords and businesses
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Walls that need new movement joints cut into them
- Cracking across the wall rather than at a joint
- Damp that isn’t coming from the joint
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.
