About our regrouting in Dean Village
Grout is the filler between your tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water can get in behind the tiles. We rake it out and replace it, then reseal the corners and edges. If you’re dealing with kitchen splashback grout stained by grease and grout that stays dark however much it’s cleaned, we can help, whatever the surface.
In Scotland’s cities, including the area around Dean Village, many older flats had their bathrooms added into small rooms later on. Space is tight and ventilation can be poor, and steam with nowhere to go is what turns sealant black and grout grey.

What regrouting looks like in Dean Village
Dean Village is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Rented homes near Haymarket station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right. For site and facilities teams at buildings such as St Mary's Music School, we reseal washrooms and kitchens in schools and businesses as well as homes.

What happens on the day
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, or longer for a fully tiled room. Parking in city streets around Dean Village can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- We vacuum the joints so the new grout bonds.
- New grout is pressed into the joints and the tiles are cleaned.
- Silicone goes into the corners and along the edges.
How to prepare
- For business premises, tell us about site rules or sign-in
- Keep children and pets away from the work area
- Mention any leaks or damp you’ve noticed

Common questions in Dean Village
Could a leaking bath seal in my Dean Village flat reach the neighbours below?
Yes, and the first sign is often a mark on the ceiling below. Cutting out the old sealant and laying a fresh bead puts a stop to it.
Do you work for hotels and guest houses in Dean Village?
Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.
Do you hold any approvals?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in.
Do you remove the old sealant?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
What do you need from me for a quote?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Where do you work from?
We are based in Crawley, and we work across South East England, London and Scotland.
Are you insured?
Yes, we are fully insured.
What happens if it’s left?
New grout smeared over the old does not bond well. It sits thinly on top and soon flakes away. Raking out to a consistent depth gives the new grout something to hold. For landlords in Dean Village, damp and leaks can be a Repairing Standard issue, so failed sealant is best replaced before it becomes a complaint.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll explain what it covers.

DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Common problems we fix in Dean Village
Movement behind the tiles cracks grout. That can be a loose tile, a flexing floor or a stud wall, so we check the tiles before any work starts.
Common reasons people contact us include:
- Cracked grout along the bath or tray
- Shower grout that has worn away
- Cracked or crumbling grout lines
- Greasy, stained grout behind the hob
In the older streets around Holy Trinity Episcopal Church, older homes can move a little, which is hard on rigid grout and tired sealant.
Before you book anyone
- How much experience the applicator has
- Is VAT in the price?
- What product goes in the joint
- Is the old sealant removed completely?
Surface by surface
Kitchen splashbacks
The grout by the hob and sink takes most of the mess. We renew the grout and the worktop sealant.
Shower walls
Showers put more water on grout than anywhere else. We replace it, and reseal the corners.
How to look after the new joints
To keep the joints looking good and working properly:
- Run the extractor fan during and after a shower
- Rinse the tiles after showering
- Use a squeegee on the tiles after showering
- Get any tile that moves checked promptly
If a tile starts to feel loose, get it looked at early. Movement will crack the new grout and open a path for water.
Fixing grout early is a small job. Left, the same problem can let water through, so get it looked at when you notice it.
